One thing that we offer is a menu of commission splits form 50/50 to 100%. Not every agent will want 50/50 and not every agent can produce enough to be on 100%.
Some of our competitors have attempted to reduplicate most of our different USP's for agents, sellers, buyers, etc but without the success. ![]() |

Commission split is the first thing I look at. Next is great training/mentoring and leads.

I definitely agree...you need a tiered commission split based on what you provide. Also - under promise & over deliver on leads...and be picky about who you hire, it sets the tone for the office.

Don't forget you make a lot more money off of the agents who only do a million or two in volume because those are the agents who always stay on the 50/50 split. You don't make money on the big producers because they demand too much. So don't be too picky about who you hire, if you want to make money you need a good mix to pay the bills. Your own brokerage is not all that it's cracked up to be and with KW, and other firms it's hard to make any money these days, talk to some people who have their own firm.

What I like about where I am:
Split Cap Ability to brand myself Ability to transfer listings if I ever want to move. Not feeling a hostage of a brokerage, but as a builder of my own business with the brokerage as my support team.

There is a company in my neck of the woods, that is doing 100% commission. Low monthly fee. Two plan options. They are now the second largest in terms of agents, in a very short time.

Most of them have no office or any services other than a logo for your signs. On one hand it is kind of scary that you probably wouldn't have a broker that is on top of things in a supervisory role, but it may not be so different from a super-sized brokerage with 1250 agents?

I couldn't operate my own brokerage for as little as I pay. We have a great support staff and we all get showcase listings on r.com. We can brand ourselves and take our listings with us if we leave (but why would we want to leave). Our broker is available (& has been a broker for many years with other franchises) and is a great guy - fun, friendly and progressive.
