I have contemplated and stressed content to get google placement, and have achieved top 10 placement in a variety of search responses.
Our market in Toronto is thriving and bouyant, now surpassing 50 % Condo VS detached homes. They are comming to [my] website, But I don't have people signing up. So conversion is not the issue..... its the how do you get them to stay? |

Actually, if they're not signing up, conversion is the issue.
Do you have analytics installed on the site? I didn't see any analytics code, but your code is so bloated I could've easily missed it. Anyway, I'd start with analytics...

Your "instant MLS access" takes them off your site. Can you at least frame it into your site instead of sending your visitors away? Information on homes, and not just your listings, is the only reason visitors are coming to your site.

Instant MLS access is thru my site. ( its a portal)
To view 100 % unedited content Users must sign in. Once they have registered I am required to approve the user info where an email is sent to the user that they have been made active. This eliminated the users that sign in with HAHA as a name. I am able to track their search criteria and the actual listings they see. |

One thing that may be a bit confusing to visitors is having two MLS searches on your site. The MLS.ca, which seems to be a nice mls alliance looks like it lets visitors search for homes in your area without registration. It also has all of the contact information for the listing agent on the page. The direct MLS search on your site asks visitors to register without showing them what kind of information they will get. I am not sure the mls.ca link really is beneficial to your site.

Thank you for your guidance and input. I think that is a very valid point. If you perform a search in MLS. There is a header that displays, If you had been registered you would have seen this many # more listings. Maybe removing the component for a TEST period will discern better traffic patterns.

They are leaving your site to find a site that doesn't make them sign up to look at MLS listings.

Make your contact info more visible so it stands out - larger for one thing. I created a template that displays my name, phone and contact me link at the top right of each page at the end of November. I have had a lot more calls and emails as a result.
Regarding requiring registrations, if you can allow some free detailed looks at listings to get people hooked, then require registration for more, that is worth a try. I allow 4 detailed listing views for free and require registration after that. Since I changed that I have averaged over 8 registrations per day.

Also, do you have a USP to separate you from All the other Realtors in your Market i.e. to give Visitors a Reason to want to do Business with you?
If so, is it spelled out Clearly? If no, you might want to consider such. |
