I used to and I think I should go back to it. One of the reasons is if you provide Virtual Tours, you can show them an example of one.

Out of our office of 120 only about 5 percent use laptops with their listing presentations...most use a printed one.

i think it really depends on the audience.
the lappy can work well (and almost seems expected) with more tech savvy clients that are used to seeing a "powerpoint deck'. For more traditional customers, i find that the laptop can be a distraction. |

I actually used to do LP presentations and it did not work for me. I LOVED them, but it seemed to break the connection I was making with the prospect. I email them as part of my prelisting package, but 99% of the people never watch them.

Greg, like Smuck indicated..it is all about trust. Nothing I present is a "canned" presentation.
Although I am prepared with information I need specific to listing their home, it is more like a fireside chat where I address their concerns and differentiate my services from others. I do a lot of listening about what they are looking for and address those issues. I have the usual "stuff" with me but only use it when/if needed (rarely needed). It they like you and what you have to say, you likely will get the listing. At least that is what works for me. I am interviewing them as much as they are interviewing me as I may not want the listing...particularly in the market we have now.
