I am curious to see how others do with their sites, what are some avg sign ups people are getting? per day or month? I have my IDX search set up so that people can search listings but when they click to see more photo's or detail then it asks to sign in but it also lets you by pass it. I know others will only allow people to use their IDX MLS search if they sign in.
I vary with about 80+ sign ups per month or maybe more, Dec I had 110+ but so far in Jan I have 100 in 14 days, looking to get the best month with visitors and sign ups this month. I am in an area about 1 hr north of NYC so it is not the busiest area though the towns I work are pretty popular. To give you an example - Once in a while I will get a listing closer to NYC maybe 25-30 min and my listing on Realtor.com gets 4-5 times the views than the area I typically work in. I also do not have an REW site..... yet... Thanks in advance for any input. Edit - One last thing - if you could also share how many calls or email inquiries that come strictly from the web site and not just MLS registrations like above, that would really help too. Thanks.

Tough question to answer as it depends on many factors, ie; area, local market conditions, target market, type of market, SE placements, bounce rate, etc. How many unique visitors do you get? Do you get 10% of those signing in?
I would say your site is doing well based on your doubling your sign-ins to 8 a day so far this month. Congrats on that. I would think you might get 1 or 2 inquires a day via email or phone call based on that, but simply a guess. Someone in a popular resort area may get 25+ sign-ins a day, and someone in Bubba Heights may be lucky to get 1 a day. I view conversions as more important anyway. We started having someone else prequalify the leads for us before we contact or meet them and that seem to be working much better for us so far.

I live in a very seasonal market, Winter may see only 1 - 5 contacts a day whereas I may get as many as 40 a day in the summer.
Unlike many people here I do not require registration even though research says registration brings better leads. I have buyers who actually buy from me, tell me the reason they purchased through me was because I did not require registration. I don't care what the research says when my own clients are telling me they would not have used me if I had required it.

On registration page, i guess both sides are somehow right. The ones saying registration brings better leads are right. But the ones saying that if you don't have a registration page more people will use your search and if you have more users you have bigger changes to get buyers, are right as well.
MikeNY, are you registered to google webmasters ? If you register it on google analytics you can see how many visitors you have/day, which pages are most used, stuff like that - you might be interested in it |

Thanks for the feedback and today I am meeting with the person that I will be fwding all the emails I get from sign ups to see if he can qualify them for me and I can start converting them. Also in terms of unique visitors, my Advanced Access stats use to give us that info but now it does not it just gives us "Returning Unique Users This Month" which varies from 150-275 this month. When i asked Advanced Access why they got rid of the unique visitors features they said:
"It is not really a quatifyable stat anymore so it has been removed. No one really has the same IP when they go online anymore, so most people were "first time unique users". I am not sure how other stats programs are gathering their numbers, but I have looked at our own corporate stats and the number Google Analytics has vs HBX WebTrends has is **super** different. So I can only imagine it's not super accurate across the board anywhere." I have Google Analytics on my site but all stats info has stopped reporting as of Dec 7. so not sure why that is so i reinstalled the code last night. I may install StatCounter. Is it bad 2 have 2 tracking codes on the same page? will it cause problems?

I just went back and looked at Google Analytics for Nov. 1 - Nov. 30 and it says I had about 950 absolute unique vistors and avg 30+/day. Seems really low to me, I think Advanced Access' reporting is way off or something?
As a side note - my IDX MLS search has Stat Counter installed and since last Wednesday I avg 222 unique visitors/day.

Some have searched for homes on my site up to a year before actually calling. However, I'm not looking for a pat on the back, just checks. I'd be willing to switch it up if I can convert more sales. There's always more than one way to skin a cat (no offense to cat people). |

So they are not forced to sign up. Are my leads quality? That is a good question and one that I am addressing. I just partnered up with someone to help me with the leads, I fwd all the sign in emails I get to him and he calls and tries to see who is legit and who wants some help right away. I dont think the sign ups are people saying "hey email me we need to talk", they sign up because they want to see the listings not necesseraly here from me but that is where my follow up and drip email should be coming in. I do have a drip email and I need to push myself to add each one to it, I have been doing it but really have been slacking off on it lately. I need someone to help me with that too. I have been lucky that in the past month I have a lot of visitors calling and emailing me directly before I even have a chance to contact them so that is good. Any limits I have had on my conversion is my fault entirely and I do not have the support/team that I will soon. I am working on getting some buyers agents and an admin over the next month or so. If there were more hours in the day, it would be a start! ![]() PS ... Just an FYI...in the past 7 days I avg 222/day not 22 unique visitors and that is just to my IDX page (separate from my web site). Monday I had 292 unique visitors and 190 as of 9:23pm EST. So it is like 7 sign ins a day but 222 unique visitors/day, maybe it is not that good? lol If I embark on the REW bandwagon and have them build me a site, I want to get 30-50/day in the future which I am sure is possible.
