I've got a third party solution that I'm happy with, but it doesn't help me with the search engines.

I'm curious is a custom IDX solution (REW) would help. If so, how does it help?

Usually, third party IDX searches are iFramed into your site.
With a custom IDX, pages and listings will be picked up by the search engines resulting in long tail search results for your site to be found as each listing becomes a separate URL. Depending on your particular MLS and how you format your site pages, your site may end up having thousands of pages indexed. Many consider a custom IDX one of the best investments you can make if you are serious about having your site generate leads for you. Frankly, many consider having an REW site with custom IDX one of the best investments they have made for their business.

Usually third party idx are made so they can build a site for an agent really quickly, but for that, they "skip" a lot of stuff which you can add on a site, just so they can make them fast. If you have a custom idx, you can work on different sides of SEO, like fresh content on every page, every listing to have it's on page, links with different titles, alt attributes, photos with alt attribute to improve the content, different keywords on everypage, custom contact forms so the user can send an email quicklier, google maps and many more

What OC said - it's all about the long tail.

Yeah Long Tails. I get alot of MLS# searches and searches for other Realtors. I dont know if it helps but it does get people to my site

I'm actually doing business off my website since i got a custom IDX. It's about time. I have even referred off some leads to agents in my office.

Yep, custom IDX is the way to go. We have control over everything - the way it's presented as well as how the search engines index *all* the pages for each individual property. Definitely a huge increase in site visitors, backlinks and conversions since we switched to custom IDX.

IMHO having a custom IDX is the only way to go
