I was recently looking at an IDX and found it kind of odd they wanted my information at just looking at one property.
I honestly don't know anything about capture rate, when to ask for their information or what terms you guys use when discussing this. What has worked best for you and what is industry standard if there is one? How many searches do you allow before you require them to give their information? What information do you ask for? Any tips and comments would be greatly appreciated. |

There are people here having success with requiring registration on the first detailed page and others set it at some number like 4 before requiring registration. Maybe someone has tested both methods and might have some information on what has worked best for them. I want to work on my registration page a little to entice people to sign up. On my basic IDX results page I do have the number of photos available and if a virtual tour is available as incentive to get registrations.

What ever REW did, I have had 300 sign up in about 4 weeks. Most of them coming in the 2 weeks

We allow them to look at any basic property description. If they want details and/or the address, they need to register. I have heard that is like going to one of those gentlemen's club... teasing with something gets them wanting to see it all.
On the other hand, IMO, if they like the quality and information you offer on a site, we have had them register just to do any search. The main thing is to get them to register at some point along the path. Whether or not to register and/or at what point to register can be debated forever depending on an agent's success with one or the other.

I was thinking of giving all the information they wanted on each property and when they want help they contact you. When talking to some agents today, they said to give them some of the information then ask for information before giving out more info.
Thoughts? Last edited by CLTMichael; 01-22-2008 at 11:54 PM. |

My thoughts are what do you have to lose by asking for at least an email address in return for detailed property information. You have information that they are looking for and in exchange they give you some contact information.

Like OC said, the registration topic could be debated forever. Some require it right of the bat, some let them see a few, and some don't require it at all. Test it and see what works for you.

I agree with the teaser...although you will find that there are mixed discussions on either side. Alot has been written regarding giving viewers all the info, while others say just some info. I can tell you this, I use to give away all the info, and never got anyone registering...why should they, I was giving away the cow. When I changed over to a teaser, then they started to register and I had actual humans I could speak to

I am leaning towards showing property details for 5 properties and then asking them to register for further access.
