Default Real estate not renting out our property

What does a real estate stand to gain by taking a rental listing but not actually trying to rent it out?

We have a neat and tidy house with A/C and good yard, quiet street, etc etc,
yet despite lots of interest (according to the secretary) there is never any "applications on the desk" of the property manager.

She placed an ugly photo of the back of the shed for the ad, and I asked 3 times before she actually put up a photo of the house itself. Then 3 weeks and no contact. every time I call she is "on leave" or "sick" or its her "half day off" and either she takes 4-5 days to return our call or she doesn't call at all, mostly she calls the answering machine when we're at work even though she has both our mobile numbers?

Are they waiting for a bribe/bidding war from prospective tenants, want more listings for the window, want to charge more advertising fees, or just plain lazy/incompetent?


What should we do? every week that she fiddles and does nothing is costing us $$, moreso with the recent rate rises.

I would express my unhappiness to my property manager. Then if I was still not satisfied I would find a new one.

I agree with Norcal Jim,

As an owner of a property management company, it is in my, and of course my customers best interest to get that unit rented as soon as possible.

Delays and empty units are costly to the client (yourself) as well as the company!

When a unit is empty in our inventory, we are in contact with the client at a minimum of every 14 days! It is imperative that communication stay open between the client and the company.

My suggestion is, if you've given your PM company an opportunity to fix the problem, it's time to move on and find a company with YOUR best interests in mind.

kyliecoast - I agree with Jim & Jessie. You need to explain your concerns to your current property manager and find another manager if they aren't satisfying your needs.

I agree, talk to the manager, and if you aren't satisfied find a new company. Please take into account, however, that properties CAN take awhile to lease, sometimes. Even though there is "activity" on the property, the prospective tenants may not qualify. We turn away a LOT of applicants due to not enough income, no job history, poor rental history, or legal problems. The cheapest eviction is the one you don't have to do because you didn't rent to them in the first place.

I can take awhile to lease a property espcically if its priced high buttt

That sounds like a really bad sign. If she is not answering your call she is probably not answering calls from prospective tenants.

I just wrote a blog about this happening and I want you to read it. Believe it or not there is A LOT an agent can gain by taking your listing, whether it is for lease or for sale, and still make money off of it. http://www.markzproperties.com/blog/...our-home/show/
Now if none of these apply to your agent then you just have a real lazy agent and there are a lot of those out there. It's just fun for them to take the listing but then they don't want to do anything, or it's just overpriced.
