If a site is obviously link farming...let's say a real estate sight with over 40,000 links to it, how long will it take google to notice? Also, what will happen to this sight?

Google uses alot of sophisticated algorithms that detect things like this so I would say that they would figure it out pretty quick

Link exchanges are very easy to detect; that's why the conversation piece nowadays is one-way paid links, not reciprocal linking. Google also don't make a fuss over nofollow-free affiliate links/banners, because those are also relatively easy to detect compared to paid links.

Google may handle link exchanges in several ways:

1. If a link is on a page that is obviously soliticing link exchanges, Google may devalue the links on that page or reduce the ability of that webmaster to pass juice from that domain.

2. If you go over the top with reciprocal links, inbound juice to your site can be diminished.

2a. If you see site:domain.com/* return less and less results over time, that's a sign that links pointing to your site may be passing less juice (note: that query isn't totally accurate so use it with a grain of salt)

3. Even if you do not reciprocate, if your link profile consists of links from domains that exchange links with other domains, don't expect those links to continue to work indefinitely.

Just because they have over 40,000 links does not mean they are link farming. What makes you think they have a link farm?

40,000 links to a real estate site is a pretty big red flag. That many links, in & of itself, doesn't mean a link farm, but it's fairly easy to see when you look at their backlinks. If the majority of them are from recip state pages, it's a farm.

IMO, there's no telling when Google will find them. You can submit spam reports, but it doesn't mean they'll do anything.

MySolitaire dot com was called out by Matt Cutts specifically for having a ridiculous link farm, but they're still #1 for engagement rings. And then we had the recent shot across the bow that, IMHO, overpenalized many real estate sites, in order to make a point.

Bottom line, it's not a good tactic to follow, but it's not guaranteed that the SPAM (sites performing above mine) in the SERPs will go away soon.
