Default "State" Real Estate Ranking Anyone?

Curious if anyone has had any luck on the first page of Google for their "State" Real Estate. I think this is obviously one of the most common search phrases and probably one of the hardest to rank for. I'm sure it would be pretty difficult to rank, but if one accomplished that, I was thinking any areas you don't service you could refer out and still make a decent amount of money on referrals.

To be honest, I haven't even tried for that phrase yet. I'll have to take a look and see who is ranking for it in our area.

I don't think it would be harder than ranking well for a large metro area. Unless you were looking to do a lot of referral business (or maybe in a very small state) I am not sure how helpful it would be and unless you listings for everywhere in your state you may not get a lot of visitors to stick around.

We were ranking well for awhile (not page 1 but within 2 pages), then for some reason dropped back pretty far.

We have aimed for that KW campaign for the end to middle of this year, so we'll see what happens as the campaign progresses. *crosses fingers*

I'm not sure how much local business would actually come from it, but I would love to have the traffic and any referrals out of it.

We honestly don't ever target it - not because it is more competitive (It isn't really) but because the quality of the traffic (Potential for closings for our customers) is much lower - they could be looking anywhere - and it makes much more sense from a business perspective to generate traffic that will turn into deals 100% commission vs referrals 25% commission (And who knows if that person you refer to is honest, or has the same skill at closing you do)

When I first set-up our site I targeted "state" real estate pretty aggressively. We rank anywhere from 2-5 depending on the day and DC. I particularly love it when we rank better than Weichert's national site and Realtor.com!! Anyhow, like Morgan said, "state" real estate is more of an ego thing than anything else because it generally is not people searching for YOUR area.

There are tons of searches for "[state] real estate", though, and the users behind those queries are probably looking to spend their money in some way.

Who might these people be?
Mightn't there be a lot of investors in this group, looking for a site with well-organized state-wide listings, from a variety of feeds? Is it only the big brokerages who have these? Does anybody out there become a member of every board in the state, so they can offer state-wide listings?

We are members of 3 boards that cover about a 100 mile radius. We do have statewide foreclosures on the site though. The conversion for this search kinda sucks, but the ones that have contacted us are the investors.
