How hard is it to get a loan nowadays? And particularly for US citizens that are living overseas and not working for the US governement or a US company? Are there any additional requirements?

Probably a lot of unknown variables. Are the expats retirees and have source of pension from US? Or are they working overseas for lengths of time that allow them not to have to file US Federal Tax returns? Do they have any verifiable income? Any US assets?

Likely, if they are still filing US Federal Tax returns, the lenders will recognize this. If they don't file taxes in the US, they may have to jump through hoops.

Last year they filed US tax returns but weren't going to this year but I will advise to do so. No assets in the US except bank accounts in US dollars and enough to put down a sizable deposit, good credit in US and verifiable income from overseas company account. Thanks for reponse.
