Default Is US property market as bad as all news mentioned

seem all negative news related to housing sales, bad mortage loan etc in the past weeks newspaper and TV reports....

Anyone got other positive news to share

As I'm sure you know, markets are extremely local and each market has it's ups and downs.

Example: In Panama City Florida, we are extremely busy with investor buyers for condos, multi-units and land speculations.

While we do have a few short sales and foreclosures, we have not been impacted nearly as hard as other areas (of which I have no direct information).

We had 29 foreclosures this month in my county but only two of those were in areas that I service. Interest rates are low and there is a huge amount of inventory to choose from. Sucks to be a seller but it's a great time to buy.

Does that seem like the regular salesperson BS or is it true? I can honestly tell you prices in my area have not really come down that much in the last two years. I still can't afford an ocean front home because they are still priced well above 1 million.

Not here in New Jersey. Especially in the towns along the Midtown Direct Train Line. It seems like the outlook for 2008 is positively rosy. The buyers are out and actively looking. In the sub 500K markets lots of contracts are being written and accepted. My experience has been that above 500K is slower but that market seems to be gaining some strength as well as of late.

2007 was a record year here for number of homes sold, average price, and median price. It is a buyer's market now, selling is competitive. But if you stay here, you get to take advantage of the buying side when you sell.

You're lucky. My county is averaging over 500 foreclsoures per month. Of course, the population is way more than Sussex County, close to 600,000. Median price (and volume) have both dropped over 25% in the last 12 months alone!

I'm from Delaware originally, but haven't been to the Rehobeth boardwalk in more than 10 yrs!

our market of charlotte is booming for certain areas, but there are areas where new development has lead to a high number of foreclosures, slowly bringing the value down in some decent neighborhoods.

The market here in Tampa as well is seeing alot of activity although we have a ton of the bargin hunters out there...they want everything for nothing. But in either event, they are helping reduce the number of properties in the area so prices will start to increase hopefully soon. I have seen alot more activity on my listings as of late.

rmasse, would you recommend tampa as a good place to invest? I am a bargain hunter and was thinking about testing the waters down there. I haven 't done much but post a few craigslisting and i received a lot of response for fsbos but wondering how long are houses sitting on the market on average.
