OK, this is payback since there is so much good info here.
Every year I hold a Garage Sale in the Spring. This past Spring I decided to try something that worked out well. I took dozens of my Business Cards and offered a discount on the back. I approached ever person that came to the garage sale and introduced myself as a broker and offered them the discount. When someone would say,No Thanks, I would ask them to please hold onto it and pass it onto a friend or neighbor that might be buying or selling. For the Sellers: I gave a Discount off the commission For the Buyers: I offered a Home Warranty It worked. I got two listings and 1 buyer from it. Oh, plus the money I made at the garage sale. So what unusual methods have you found to work?

What's in it for the Prospect as opposed to Generic Realtor Slogans. Separating yourself from the crowd, with A Deal. "Money Talks and BS Walks!" |

Of the listings and buyers did you contact them directly or were they referred?
If you did contact them directly, I wander if they would have chosen you without any USP? (Just because Larry seems like such a nice guy.)

I am going to get hammered for this, but 90% of the listings given are because the people like you. This is salesmanship 101.
I got the listings and the buyer because they were interested in buying or selling and got to talk to an agent out of context. In other words, I came in through a back door or caught them off guard. I knew an agent (newbe too) that landed one of the largest listing in her office. Why? She happened to run into the seller at their kids soccer game. Sellers says, "What have you been up to?" Agents says, I just became a Realtor. They take and she ends up with a Multi Million Dollar First Listing! As I tell my agents, Be everywhere and always have a card on you! I have gotten listings at Gas Stations, picked up a buyer once by eves dropping in on a conversation a couple of tables away at a Bagel Shop. Of course there is always the sales pitch, but I have never failed at landing a listing by approaching the subject from a different direction. Picked up a buyer at a party when I heard his Mom say he got a promotion at work. I look for opportunity and I find it. Everything else is sugar coating. I was taught long ago that the key to success is to be the first person someone thinks of when it comes to real estate. People like to associate with success (thats why the franchisee work so well) Most top producers will produce like that no matter where they park their license. I was also taught long ago to Brand Myself, not my company. This was when I was working for others. It was good advice, as I changed offices, people followed me. Didn't matter where I worked. I was the one they wanted to deal with. But, hey I learned something today. USP Thanks ![]()

This happens almost everytime i go out to eat. No Fail someone is talking about Real Estate

There is different ways you can do it. One way is "I will sell your house in 90 days guaranteed or you can cancel the listing!" I actually heard that work sometimes.
