Question National MLS (Your Thoughts Sought)

Has your MLS started to look into the idea floating around for a National or State MLS? What are your thoughts?

One of our larger MLS Boards ran a survey not too long ago about this. I know NYSAR is visiting this as well.

Back in 2004 I talked about this as more and more web sites were popping up with MLS feeds. Here is what I saw back then:
  1. Realtor.com was/is loosing ground in On Line presence.
  2. More and more companies are going national and working with one MLS would be very beneficial
  3. A National MLS could become cost prohibitive to Boutique Brokerages leveraging the field on the Mega Brokers side.
  4. Large Companies could easily move to a Regional Based Operation eliminating the overhead in local offices. (Managers, Admin, Office Space, Equipment)

This was back in 2004 and now here we are seeing Surveys about a National MLS., Mega Brokers are gobbling up the small guys and offices are consolidating

I know that my board is looking into merging with some other local boards...but that is pretty much the most I have heard locally

Yes there are cost savings to be had by doing such a thing, but it is also a further invitation to the DOJ to take our property away from us in one action. I vote no to the National MLS Idea.

Statewide MLS or very large regions that make sense, I would say yes. Nationwide, I am not so sure.

But, the nationwide franchises are co-mingling their idx data already.

My original vote was for the Statewide MLS since we can sell or list in any part of the state, but then I started to think about it. Here in NY, we all operate very differently just from one county to the next. For instance, in the Rental Market on one MLS, the Landlord pays the commission. In the next county up, the Tennant pays and they allow everything in there from people searching for house-mates to roommates.

Further North, it is common to get a binder with an offer, down here, we don't take binders. I think it would be a hard sell getting the entire state to operate the same.

I'm not sure what the point is. Real estate is local, people buy/sell/rent local. There's no need for an agent (or buyers) in Dallas, Texas to be connected to an IDX in Portland, Oregon. Why not take it to the extreme? Why not put all the real estate in the world in one place?

This isn't Amazon.com ... we're talking about REAL property. A national setup would be complex, expensive, bureaucratic and wouldn't provide any advantages over what we already have.

1) I don't see an advantage to the client as he is most certainly looking to move into one particular area - so he doesn't care if he can look at the whole Nation.

2) Just like with Realtor.com - once they get all the data - they will then control us instead of the other way around and will want us to pay them for the opportunity to display our data on their website.

3) Having the data among lots of competing brokerages and data formats creates competition which ultimately leads to a better product for everyone.

4) No - we don't want that!

I have to agree completely with this.

There is no way (today) to build an enterprise system that could incorporate the many different rules and regulations spread out in all the mls' in the country.

Even if there were a way to accomplish this, it would take years to develop, debug, test and implement.

I would also like to see state wide, or even a more logical up to date solution to the local market than what we have in our area today. It's archaic, out of date and reporting is virtually useless!

Our MLS is more concerned with having a picture on every listing then they are with being able to present useful statistical information more than 2 years old, being able to run market reports on all market segments at the same time (residental, commercial etc), and being able to accomplish a simple search on more then one property type at a time!

I can imagine how worthless a national system would be when they can't even get the local systems corrected.

Sheesh, now you've got me started.
