Default Buyers are Building

I've got some buyer's that have signed a contract with a local builder to build from dirt; but they are out of the country and won't be able to visit the design center.

I've selected colors, flooring, etc for investors in the past, but this will be their home, not a rental.

How would anyone suggest I approach the buyer with the choices? I can email photos, etc., but that doesn't always show the correct colors or show the full effect.

Photos is really the only way to do it if they aren't willing to fly in.

I would have them sign something stating that you are not responsible for their selections and that they understand that you highly suggest they fly into town to make the selections in person. Sure your attorney would draft this up for no charge if you send clients to one on a regular basis. Either way make sure to CYA!

I might ask them what they like and dislike about the materials in their current house or other houses that they have lived in. If you looked at houses together see if they liked or disliked anything in particular. I would also try to have samples shipped to them so they might be able to see the materials in person.

Wifes I don't have a problem letting them pick alone... husbands, I've kept my fingers crossed until the wife arrived. Luckily, no complaints yet.

This one is different, we shopped online for the home, so they haven't even seen the subdivision yet. (Except for the pictures I've emailed them.)

Shipping all the samples and combinations of options isn't practical. Maybe I'll see if I can find a decorator somewhere to help interview them and help with selections and combinations.

wow. good luck! i would do lots of pics and samples when available. see if you can get the builder to ship to save you on the shipping charges.

Wow there really are buyers out there using the internet to buy a house without actually physically seeing it first. Have they ever been to your area? Sounds a bit challenging but it may be more common as time goes on.

Nope, they haven't ever been here. They are military stationed in Japan. He's Navy reporting to an Air Force Base. He's been stationed overseas for over 20 years. (Except for some military schools in the US.)

I think I'll spring for a couple hours of an interior decorator's time to "interview" them and help coordinate the selections.

I have sold a few condos this way in the city. People just wanted a second home with a view of the lake. One time it was for the person to live in full time and that one made me much more nervous. In each case the buyer loved the home and still own it.

We sold a Marine Staff Sargent and aide to a General in Okinawa. He was great, communicated well, and was reasonable.

Had another that was a California agent, wanted to make a full priced offer, sight unseen contingent on inspection. Inspection report delivered and repairs made. She didn't even come in for walk through and did the closing as a mail away because her parakeet broke it's arm. Became the deal from hell. The windows were dirty, the 2 car garage door in her opinion was not a 2 car garage even though the same size door in all the rest of GA was. The disclosure statement was clarified with our insistance in negotiations and the time stamped fax copy that she signed clearly indicated that the fountain in the yard no longer stayed. This was communicated verbaly as well. We neglected to catch that she did not initial that change. I got a call from her every Saturday morning for 6 weeks - the neighborhood wasn't what she expected, it was a corner lot, she didn't expect so much traffic. Guess who ended up buying a fountain? At least the whole deal didn't get "rescinded" as she suggested. I'll never do that again.
