Question Jaded on an overcast morning.

I've been becoming increasingly more agitated with buyers and have to get out of this rut. I convert about 1 in 5 buyers. This means I am totally 100% wasting my time with 4 of them. These stats are for the people I actually meet in person. For internet leads it may be 1 in 20. This means for every well though out time consuming e-mail reply I write 19 of them are wasted on def eyes.

The bad apples have me treating everyone like they are not worth my time which becomes a self fullfilling prophecy because of my predetermined opinion that they will all be a waste of time.

So how do you do it? Smile and treat everyone like they are important day in and day out when you know the majority of them are time wasters?

BTW, I'm not some half ass agent. I closed 80+ deals last year and I've got 7 pendings at the moment, I'm just in a grouchy mood this morning and venting about buyers who waste my time.

If anyone has any good suggestions as to attitude adjustments or a sunny way to look at these people or even a better way to weed out the wheat from the chaff I'm all ears.

While I don't have any 'weeding' suggestions, one thing I do have is a sure fire 'attitude adjustment' method.

At least, it works for me everytime...

When I find myself 'sour' I turn on one of my favorite comedies for a few minutes and laugh my bottom off. This always helps me remove the 'sourness' from my day.

Also, the Joke of the day thread has been very helpfull in getting me in a good mood at the start of the day Some of them are very entertaining.

Most agents wish they could have 7 closing for the entire year and can only wish to have the leads that you throw away. Our theory with buyers is that if we take a step forward, then they need to take a step forward. If not, then we're on to the next. Converting 1 in 20 is only a dream for us. The drips get our drips and we move on. It is the nature of internet leads.

I say, congratulations on closing 80 deals! I'd like to be that agitated!

I still answer every single e-mail by hand. Typically I'll spend anywhere from 5 minutes to 20 depending on the question. I know I should probably call rather than write (to the ones that supply a phone #) but believe it or not I've got a people phobia. I'm not a natural born salesperson and don't have the gift of gab. I hate speaking to crowds and I'm not very self confident but when money is involved I make due and as my sales record shows I can really shine when I have to and a good % of my clients become real friends after the deal.

I think everyone gets into a rut occassionally. Hopefully, the sun will come out soon and get you a fresh perspective on all of this.

When was the last time you took a "me" day and went to the mountains or the beach or somewhere to enjoy the outdoors?

Are these other 4 buyers just not buying? Are they buying from somebody else? What exactly happens....are you in a market that "some" people just want to ride around....see the coastline...eat lunch etc.

I think we all have the problems with emails....if I responded with what "they" inquired about I would have all my agents running around being very unproductive. It's hard even when you are the greatest realtor in the world lol

I'm new, and look forward to the days of having your problem Think of how much more agitated (or worried) you would be without any leads. Buyers seem to be harder to convert because they're usually "tire-kicking", unrealistic about what they can afford, haven't thought about the "selling, packing, moving" part.... There are a lot of agents quitting or getting other jobs because they have no leads. Be happy with all the closings you do get and take the rest as just a part of dealing with all those leads.

Mike;

I am with Bramlett on this. Hand a few out to your agents and take a few minutes to relax. Get in the right frame of mind and it will help. BTW-I think we all go there at times with our businesses.

Good news is, you are doing the right thing...keep on with it! Those 4 aren't wasting your time...they are opportunities for you to find the right button to get them in gear. Think of it as a game...
