Default Unique visitors for one lead

I have been tracking some things since the beginning of the year and have found that it takes around 400 unique visitors to get one person registering. I have had 78 registrations since the beginning of the year. Anyone else looking at this stuff and if so, what have you found?

By the way, I don't have a team and am not interested in having a team, so I have a small group of agents I refer many of these out. So far, the phone calls and emails sent have resulted in over a 5% positive response rate. If we can close 2% of all of them, it's going to be a really good year.

Sam, if I'm comparing like-kind Stats., it takes 100 Visitors to my Site to get an average of 12.7 Leads, with around 23% having bad phone numbers.
I do Forced Registeration, and engage in PPC instead of SEO (at present...soon to try and change that).
We Catch around 40% of the 77%, or around 1/3 of the Leads (this figure seems to get worse compared with afew years ago...I think Buyers are playing "hard to get", realizing they have more options, and dodging Realtors calls more). Qualification in our (soon to be previous) Target Market i.e. 1st Time Buyers has Really thinned out the Conversion Rate lately, but a 2% Over-all Figure I think would be Pretty Good. I hear stories about some 4% - 5% Ratios, and would Really like to look at their Sites, USP's, and Scripts A Lot closer!

Well i have had 600+ leads with around 5000 visits.

Sam I am also forcing registration and getting higher numbers, however it is likely that people who are contacting you are more serious as you aren't forcing registration.

For Jan test period I had 5300 unique visitors from Jan 1-15th with approximately 700 leads give/take 25

Those are sure some Very Impressive #'s!
May I ask how long you've engaged in SEO for your Site and you're rankings for your Major Keywords?
Also, do you know what % of the 700 Leads + - had Good phone numbers, and what % you-all were able to contact during your Test Period?
What would you assume will be your Conversion Rate from Lead to Closed Deal?
I see you're going with Registeration for the Visitor to View your Details Page. I assume this works Best for you?

I've been working on site for app. 3-4 years, I target primary and secondary keywords with same strategy and investment.

I would estimate that 90-95% have at least good phone number or email. I use specific validators that will not allow forms to be submitted without specific information. Probably 80-85% received have good phone and email.

Conversion rates seem to be very good, but unable to track until all rental and sales transactions have been closed.

I do require registration after 1 detail page is viewed. Capture rate increased 3times over from previous strategy

For sales alone, should avg. around 10, although 2008 is untraveled territory so hard to guestimate with new agents. I personally quit selling last June and switched gears, although I still work with past clients and referrals. This is going to be a great month and hopefully positive forecast of year to come.

How are your agents doing? Do you have goals set for them?
