Default Forced registration success

Just an FYI with some numbers here. I was getting around 10 registrations per day with I had WolfNet set to allow 4 detailed views before requiring registration. I changed that number to 8 for a few days and the number of registrations was cut to 3-4/day. I then set it to 3 detailed listings and am back to 10/day. Anyone else have similar numbers?

I have it so they can onl;y look at search results, I get about 18 to 40 a day

Sam,

Others on the web may disagree. But I am a Firm believer in the "registration system... I would give them "one free view", once they see what you have to offer, they will come back... JUST make sure your information is better than "Ree-La-Tor-Dot-Com" or yahoo real estate.... even others in your market place. My property spec sheets are the same format as the "customer display" that our multiple listing system generates... (notice i did not call it MLS) I belong to sirmlsinc, & they do not own those THREE EVIL LETTERS.
Also NAR does not own NAR... think about that...

Limit your users to "1 look" The more you "give away" the more they will take...

Your web site is not "an info box in the front yard..."

Info Box= Hey buyers, here is all the information you need for free, NOW you don't have to call me... I just stuff this box every week, it keeps getting "empty" so it must be working.... but the house is not selling...

Two things that would help make a metric would be:

How many unique visitors per day?
Do most brokers in your area require registration?

Here is what I found out about other brokers requiring registration. Almost all my competing brokers do require registration and so I shut mine down for one month. My results were very few call....horrible business and buyers just taking, taking as much info as possible. Being the only one not requiring registration had the opposite effect of what I expected??

I agree give a little, but not a lot. I used to force after 3 views. I now require registration to see details. There is an override link that will take you to details without registering, but I think nobody even sees it.

I was more wondering about the reverse. If you are in an area that does not require registration but you do, I would think that would be very detrimental.

Let them see all listings - force registration to get details.

If they have spent 10 minutes jumping around and find what they are looking for, they will fill out the form for details if they are seriously looking.

Did the number of good leads change? If you went from 10 leads (3 good + 7 garbage) to 3 good leads a day, you are better off with the 3 leads.

I'm getting about 70% that seem to be good leads - as not already working with agent, providing a real phone number or email or having saved listings or searches.

As far as how many people in the area are forcing registrations, that is something I need to check. I know that before forcing registration at all lead to a tiny number of leads.
