Anybody placing Monthly Farm Area Sold Stats. on their Mail Outs/Door Hangers like is afforded by Top Producer's Market Snapshot to add something of value for the HomeOwner/Prospect?

I am about to start a marketing champaign with that but I am not going to use top producers pre-done marketing champaign. Thiers is a decent idea-- but its too expensive and dosnt do enough to brand the team.

You know -- I like it that there would be a fairly good metric to that marketing champaign. The number of people that signed up for market snapshot.

Plus the brand exposure.

I will report back in on how that goes.

I agree about Top Producer's Drip Campaign...and have heard it's alittle limp.

I am going to use Market Snap-Shot on my new Site, Door Hangers for Sellers, and as a Link on my Drip Campaign.

I'll Also let you know how it goes.

Yes, two-sided full color with Strong USPs...10,000 per month delivered by college students, to a Farm of around a 7% Annual Turn-over Rate, pretty good DOM, and mid-price range...away from New Home Developments.

I think I've covered the Bases?

Damn-- Jerome. 10,000 per month. That a huge number. How much does it cost for the hand delivery over the mail? Is it cheaper-- or just more effective.

You seem to have really put some strategy in this.

You're up kinda early for an Austin Realtor Dena!
Also, I just sent you a reply via the Closed E-mail while you were typing on the General Thread...but .10 cents per Hanger gets it done + printing.

I think Door Hangers are Superior to Direct Mail because they are in your face, and mixed in with the other "junk mail".
The cost IS less...so you can afford to Not be able to Target how long someone was lived in their Home (4 + years) which is a nice item with Direct Mail.

I know I'll get afew calls from Residents asking me to "take them off the list", but that comes with the territory.

And regarding putting in some thought, well if you work the Greater Austin Area, and are up against some of the Forward Thinkers here...you've got tune into Forums like this to learn from the Best (I'm one of the Learners here - Not one of the Best).

Right now with the economy the way it is throughout the country the most powerful direct mail pieces are "JUST SOLD", even if you didn't sell the house, you can still get creative saying a house JUST SOLD, and then something to the effect that they could be next, blah, blah blah. Everyone is looking for a realtor that just sold something.

Don't make the same mistake as the media! There are only a handful of states that are experiencing a bad market. These markets were the very same ones that had exploded with Speculators. Those markets that did not see speculators are doing quite well. Some are doing great!

With the power of the internet, we are now...more than ever...generalizing too much. Remember Real Estate is, was and will always be LOCAL. Whats happening in your town IS NOT what's happening in mine.

Kind of sucks that some markets have lost 45% of the homes CURRENT value, but then again, THEY also benefited from 20, 30, 40% appreciation year over year. I am really not sorry for them and I don't think the gov. should be baling anyone out.

Most of the country is stagnant at best, most of the real estate market in the United States is not appreciating. Thats not the media, just the facts. I'm not saying the entire country, but most of the country is not appreciating right now. In fact most states have never had so many foreclosures. Thats just the facts.
