Greetings,

I just had to defend my results for a BPO in which deepwater + dock featured chiefly in my opinion, in addition to scarcity, and the whole 'bundle of rights' concept involved in every real property valuation.

I used the best comps available during the current market window, actually going 2 months beyond the preferred 6 month timeframe. My comps resemble the subject. Minor variance was explained, and my subject was valued according to the market and my own best estimate.

So, im curious if the thesis i wrote to FARVV on scarcity, supply and demand, uniqueness and land rights will be remotely understood by their QC department. Rather, since they accepted a BPO with comps that could not possibly have come from my subject property's area, im curious if i am corresponding with outsourced QC personnel with no fundamental understanding of my market or perhaps...real estate concepts in general.

It took a while to write about this property, and without real estate experience, they wont get it. A deeper concern is that i have another deepwater BPO in QC review from them, and im anticipating that it will not be understood, will get sent back, etc...

I dont aim to piss anyone off, either. I dont object to outsourced labor, if that even is the case, and i dont want to come across as a know it all. I just would like to know how to communicate what is evident from some of the more detailed and time consuming work ive produced.

I usually dont go into much detail. Like you said some people wont understand. Best comps are within 1 mile, and no more then 6 months old. Then its about condition of the homes.
I've had problems with QC before. Sometimes there is another agent doing a bpo on the same house at the same time. They might have come back with a different result. Twice with was about above and below grade sq ft.

Juanie, Portland is correct, don't go into too much detail. It isn't worth it. A couple of times I have had a similar problem. If your happy with the comps you gave and the evaluation price you gave them just tell them so. You have no idea of the quality of any other person they may use and some of those people in the offices you deal with are far from perfect themselves. They have no knowledge of your particular market. If anything I usually come in low rather than high and try to be realistic. In this type market you have to be.

Hello all,

I have a question concerning FARVV. I received a invite to the website, I have completed the 2 exams and I was updating my license information and it ask me for FHA approval exp. date. What is that and is it something my broker would have or do I need to obtain this myself?

Your broker should have that information for you, but don't worry if you don't have you will still get orders.

Is there a site to apply for BPO/REO work from them? I googled and what do you know, this post comes up at the top of the list but not a lot of information about Farvv.
