Default Why use an agent?

Hi

I lot of people in my area try selling their homes without using an estate agent.

How do I convince them to use an agent. Any ideas of benefits (I use "Time" involved in selling/buying)

In this market it shouldn't be to hard. Since Im young looking I focus on my internet marketing expertise. How much more exposure can I get them with MLS, other agents with ready buyers, and I go the extra mile when its come to listing exposure online. Plus if you dont know what you're doing, selling a home can be a huge pain. Paperwork, disclosures, escrow, inspections, ect. Get a life, thats what Im thinking if they refuse.

You use an agent because:

1- Marketing :

You dont have to worry about your marketing and advertising costs.

2- Time Saving :

You sleep and they'll do it for you.

Thanks guys!

They know am experienced, they know I can give their property the exposure it needs.

But how do I really hit home? I need something strong enough to overcome their not wanting to pay commission.

Its all about money, and I need to find a way to make it easy for them to let go (pay the commission, get the service)

Break down what it costs you to sell a home marketing, time, sales stuff (like time to follow up with prospective buyers, time to configure flyers, ads all the "stuff" that just eats away time)
Figure in the fact that 90% of buyers use an agent that in most circumstances will need to be compensated to close a deal. Then show them that the real "cost" of them using you is really what is left after because they will still need marketing and all that plus they have little clue what they are doing so to sum it up:
Home Sale of 200k
Costs of sale:
Marketing Budget $2000 (which isn’t going to get them what you can provide)
Open houses (time 2 per month @ 4 hrs/each)=8 hrs
10 showings at 45 minutes/pc= 7.5hrs
Various amount of time to follow up with sales time spend for no/ shows (you figure out all this to show truly the amount of time that goes into a sale.)
3% to buy side= 6k

=MIN 8k in costs + MIN 20 hours (2k and 20 hours MIN of time in no way guarantees a sale)

Real Cost to use you a professional Licensed experienced agent: 4k (Of which you must split with your office................. paint the real picture of what things costs for the "real" agent not the one that spends no money and sells no homes except those that they "fall" into.

An agent will be better at dealing with situations as they come up. So if there are problems during the inspection or problems with the closing an experierenced agent will know what to do and how to respond so that the seller doesnt lose an arm and a leg but the deal survives.
