There is so much stuff out there now. I'm looking into the cell phone text message with house info right now. Talkinghouse might help convince the sellers to work with you, I'm not sure if its helpful for anything else.

talking house is basically a radio transmitter. It's about the size of a stereo component, and you place it in the home. You record a description of the home and yourself onto it and the message plays in a continual loop to an AM frequency you choose. The idea is that people can sit in their cars, tune in to 1069 AM and hear your wonderful voice. It's more of a listing tool.
Other possible homesellers in the area may think, hey I want that. If you buy from the company, they are spensive. Some script training is provided. Check ebay. I bought one for a seller that requested it. I should ebay it now. |

I dont know the scripts. But I heard agents use it to get FSBO. They would approach and offer the system for free. Most people will open their doors with this kind of offer. But you need to have a bunch of these to make it work.
There is a system out there to get buyers cell phone numbers. Check it out. Club Texting's Real Estate Text Messaging Software System allows house hunters to request and instantly receive property listing information using their mobile phones. This might be good way, still researching. |

I have about 5 that are barely used.....they can be useful but to be honest a good call capture system like www.adtrakker.com or Proquest (google it) will achieve the same objective with better results for both you and the client.

Talking House has actually been around for awhile now. Some local agents have had pretty good success with it and others have mentioned it wasn't worth the time and energy. I think it's more along the lines of a listing tool to impress sellers. I think you would be better off creating some CD's of the listing, or virtual tours, etc. I've seen the demo's of talking house at state conventions and the NAR...but for me it just didn't do anything.

I have the scripts for what to record onto the transmitter. i never got into their scripts and training for using the transmitter to get listings. That was part of their expensive package. I went the ebay route.
