Thanks for the many welcomes. I am located in Bonaire GA 31005, 30min south of Macon. I am looking for a buying agent experienced in REOs and short sales to work with. I am new to real estate investing, but I have been active in researching all I can. Please post/IM with referrals or contact information.

REO's can be done just like any other deal. Most homes can be closed within 30 days. Short Sales are a pain and half wont even close. SS take a long time to even find out if your offer will be accepted.

Best advice I can offer on REO properties is:

1. Cash if possible (absolutely no financing contingencies)
2. Clean contract (don't ask for closing costs or home warranties or ....)
3. Close quickly and offer a per diem for failure to close on time in special provisions.

I've done about 10 deals in the last two years that were bank owned and have had offers accepted for LESS money when the offer was clean and properly put together.
