Default Thinking about going with Weichert

I am studying for my state exam and am starting the process of looking for a broker. Can anyone tell me more about Weichert? There are only 3 offices in the Houston area, so I don't know much about them. Some insight would be wonderful.

My advice is go with an office with less agents so you can get more floor time and more attention. Also some brokers higher a ton of agents and if each agent sells 1 house per year the broker will still make out. You want a broker that has a handful of agents because the broker will work with the agents more so they sell more and make him more money.

Look into an office that has good training or you will have to buy books and read them.

In the end you will be the main person who will be successfull or not. The company will not just hand you leads. It will be up to you in the end. I would just go with a firm that is close to where you live and work hard.

P.S Its just me but weichert I feel has bad signs, they are black and yellow and it just seems to me that they are to plan and to wordy, I like a sign that has a logo, To me the signs look to low end and makes the first impression weak. I went with century 21 because I like the name its easy and people know it. Look at http://www.weichert.com/ and then www.century21.com and you will see what I am talking about.

In the end it will not matter so much who holds your license. Do some interviews with the brokers - find out which ones have the best strategy. Which ones have business plans that extend into the future and incorporate new technology. Not a bad idea to take a look at per-person market share - find out which offices have people doing the most business in your area. Success sometimes breeds success and if you're getting business from floor calls, you need an office that does a certain amount of production to yeild more calls.

It's tough on new agents to pay desk fees, so you might want to consider an office that has minimal desk fees but a higher split - this will allow you to get your feet wet in an environment where you're not paying through the nose. Later on, once you are doing about 3-3.5 million in sales, those 100% franchises become more attractive.

Just remember, in the end, it's about you, not which office you work for.

Anyone want to weigh in on ZIPREALTY? I was thinking of going there, as I have recieved a lot of information from them recently. They appear to have a good "lead generation" system for their clients. Their commission splits are not competitive at all. However, if you are new or unsuccessful with lead generation, it may be a great alternative to . . .fighting against a brick wall. At leat that's my thought as to why I am considering them. All of my leads come from COI . . . I haven't been successful with mail campaigns, signs, door to door. etc.

I thought about going with ZIP about 3 years ago. The commission split is low, but they generate the leads. I know someone that was doing really well with them, but the commission structure changed and it started bugging her. What bothered me was it didn't matter if a sale was from Zip's leads or from the agent's -- you had the same split.
that being said, it might not be a bad alternative for those that figure 35% of something is better than 100% of nothing. No marketing costs. They do hold you accountable for following their system. Again, that works for some people.

I am going to have to disagree with this post. With all due respect for new agents with no experience it can be very difficult for them to make it with independents. This is because they really have no way to sell themselves directly as they usually have no sales under their belt and principals want to see experience handling transactions. When buyers and sellers have never heard of your company or have heard very little they tend to scrutinize you more by asking more questions about your personal production. I would suggest that the OP use a franchise with good name recognition until they have a proven track record then they can take a stab at working for an independent.
