Default your own neighborhood . . . hmm?

There is new construction going on in my neighborhood. It has been on the "agenda" for a while, but now they have actually gotten started on the construction and are building two right now with at least about 50 more coming.

I was telling my neighbors that "now" may be a great time to put their homes on the market as the new homes are being priced considerably higher - which gives them more of a range to price their own homes - granted the range must be within the basic principles of the market analysis and comps . . . but my neighbors don't believe me . . . strictly for argument's sake - what am i missing?

I say strictly for argument's sake b/c its a "friendly" conversation with them - not a make it or break it . .. although if I have JUST THE RIGHT argument - I may actually be able to get a listing - if and when they do actually decide to sell - for an upgrade, newer home . . .

if you have trouble convincing, maybe they aren't interested in selling, but if they are, you might have to put together something they can see, like comparables, pay for an appraisal. If the facts don't work, you might have to find someone that doesn't know you and convince them to let you list their home, and once you sell theirs you can run back to your friend and say i told you so.

True - and I really like the "I told you so" position . . . lol but really b/c the friends in the neighborhood are . . . just that . . . friends . . . so the conversation is really amicable and not antagnozing at all . . . I am going to show him the comps for both of our homes . . . since they are similar . . .
