Default Whats too much to ask for with Lead Referrals

Ok,

I have a question. Is it too much to ask for a weekly update on leads that you hand out, stressing on the leads that are actually doing something or am I expecting too much.

I have handed out alot of leads to one person in particular, he works them well as far as I can tell, and all I asked for was for a weekly update on the ones that are doing something (so out of 50 or so, lets say 5 are doing something)...is that too much to ask and if it is, what should I expect. I didnt charge any up front fees on these leads and only have a referral fee attached.

Let me know what you think... this person seems pretty upset that I even asked for an update, and it bothers me that there is any level of resistance

thanks

rob

I would expect the agent to give you the information requested. If not just don't give them any leads for a few weeks, he will come around pretty quick.

Well thats what I would have thought...he did give me these long reports from TP but all I really wanted was a summary which he refused to do for some reason. So instead of a quick 1 page summary, I get 40 pages to go thru which I dont really want to go thru

I would set him straight. Tell him your expectations and demand weekly update on leads sent. I receive weekly if not daily updates on leads agents are working. I expect this with all sales leads, but don't worry much about the rentals. It is not requesting much from agent to give you a 5 minute summary phone call or shoot quick email to catch you up on status of business you are providing them. If they don't cooperate, find another agent that is willing to play ball. There are plenty of agents out there looking for business.

and as ken said, you can always lean on the agents that are producing and cut him off for a week or two, this would probably produce results as well. goes back to our discussion on other thread, never know where those leads are slipping through the cracks, esp. when you can't get agent to provide you feedback.

I was hoping that you would answer this thread since I know that you are dealing with tons of leads. My current leads coming in is approaching about 400/month. Now keep in mind that I am not a broker, I have my own team but my team cannot handle the quantity that is coming in as well so I have been "farming lead out" to other agents in our market center and neighboring market centers.

But your remark is pretty much how I felt and could not understand the resistance unless there is something going on.

have you thought of getting broker license? This would allow you to have complete control over process. Is it difficult to obtain in Florida?

Thought about it...not too difficult, just the time involved. I need to figure this whole thing out as my lead distribution is all manual and take alot of time to keep things running. How do you distribute and track your level of leads and to how many people do you refer them. any help would be appreciated. My wife says I have created a monster and I need to keep feeding it...

thanks

are you working primarily with rental or sales leads, also how do you receive your leads and distribute currently? you can pm if you like. time is not on my side either, my wife is out by 10:00 and I usually follow 6 hours later, best time to concentrate and really get some work done is in the late hours with no distractions.

Thats pretty much why I am up until 3am daily. I do sales leads, try not to do rental leads as they take up too much time for too little money but sometimes take them as some of the sales leads need some time to get qualified. All these leads are internet leads and distribute them manually (literally). I send them to various agents via email, the form that the lead filled out and let them work it. No time is not on our side at all but the broker thing is the next logical step I think...maybe by end of year

do you use any software to do all this tracking, distributing, etc and if so what

Do you currently use Microsoft Outlook? This alone can assist with contacts, lead automation, and organizing/tracking leads.
