Default New, Frustrating Scenario - Ugh!!! My Luck!

Friday: Friend of mine asked me to show him some homes.
Saturday: I send him 3.
Monday: I ask him if he has viewed them. No.
Tuesday: I ask him if he has viewed them. No.
Wednesday: He calls me and says he likes 2 of them. He also says that his wife signed a buyer's contract with another agent - before he could tell her that he wanted to work with me. He said that the buyer's agent contract does not "start" until May 1 - b/c he is currently in a "rent with an option" property which he is not taking the option - but that lease is up April 30.
He wants to know can I still work with him or is he locked in to the new agent.

When does the contract your friend's wife signed expire?
We all learn from our mistakes, next time send your friend a Buyer's Rep Agreement before sending any listings.

Friend says the wife signed it "Waaay" before he even came to me . . . and that its "locked in" until 2009 . . . now I have heard of locking a buyer in for 6 months . .. but a full year . . .?

We have all had that pie and it tastes like sh$$. That being said, it is like listing a buyer, same as listing a seller. Usually if one wants out, the party contacts the broker ( you won't be doing this) and says I don't want to work with so and so. The Broker will try to refer to another agent in office.

Better let that one go and chalk it up to experience. While it takes 2 people to sell a house ( if married, and only one to list) maybe your friend does not sign the contract? Nah, don't want to get in the middle of marital situations.
