I've just updated my listings to Showcase Listings on Realtor.com and was curious what agents in this forum think. How many use the Showcase Listings? It's where you can add more photos, headings, websites, tours, and so on.
It makes sense to me for now, but with all of the IDX solutions I think visitors to the site are going to decrease over time.

I agree for the most part. But it's only costing me $32 a month to have my listings in "showcase status" I actually got a showing off the site yesterday. So it may be worth the $, even though I don't agree with big R's tactics.

another advantage is to print out one of your enhanced listings and compare to an un-enhanced listing on Realtor.com during your listing presentations. It makes quite a difference when you see them side by side

Thanks for the responses Kyle and Rob. I completley agree with both of you. It helps get listings! Just the fact that you can put more pictures of the home on Realtor.com helps get listings. It's pretty cheap right now, but I've been a listing machine lately and I'm now going to be over the 10 listing price range. It will be interesting to see what they want to charge me at the end of my contract if I have 25+ listings. I'll probably re-evaluate things at that point.

We have noticed a significant positive reaction from having the showcase listing package. Put yourself in the eyes of the client. Realtor.com is a great place to look at homes for sale and anything you can do to make your listings stand out is great.

For me it was a choice of how many leads did I get/how many sales were from realtor.com. I had enhanced for two years and not a single buyer client that I asked said they found the house on realtor.com. Also, my listings and sales are typically between 125k-350k so the expense was a lot when I started selling a lot of listings from condo conversions. I just dumped it and haven't had anyone really demand that I get it to get their listing.

Showcased Listings were too much money and they didn't convert well enough so I stopped using them last year. We do a lot of listings so it didn't make sense anymore, plus they treated us like crap. not a fan of realtor.com.

I used showcase listing in Realtor.com for about 24 months but cancelled close to a year ago. I did receive a couple good buyer leads and closed one of them on first appt, but noticed a sharp decline in traffic and quality of leads last 6 months before I cancelled. I also had several listings in system, at least enough to generate decent buyer traffic. Once you get to a certain level of listings, I think cost outweighs benefit. You could easily spend money in other areas of marketing budget that would be put to better use.
