Default Capturing FSBO's Idea

I have tried to work FSBO's in the past and I have not been very succesful. I do however have a succesful website that receives a number of hits everyday.

One way that would make my FSBO call a warm call would be to offer these FSBO a place on my website where they could advertise their home. It wouldn't be one of my featured properties, but it would be a link where the public could view their property. It likely wouldn't have a phone # but it would have a picture and the write up. (It could be FSBO's who agree to pay the 3% realtor fee) Once these FSBO's see how much traffic my website recieves, and once they are sick of the FSBO thing I believe I would have a good chance at listing their home. What do you think of this approach? Are we allowed to have FSBO listings on a website with MLS Listings?

I like the idea as long as you get a commission agreement in writing.

I believe he means FSBO's that agree to pay the selling broker the 3%, then when they decide to list he will make his money

Yes that is what I mean. But I dont know if I would limit it to only those FSBO's.

I don't see any reason to limit it. Your goal is to provide them with a service so that in the event they decide to list with a realtor, they choose you. Let whoever wants list there.

If it were me I would do nothing to optimize the page, and it would not feature prominently on my site, just a regular link, maybe even buried at the bottom of a page. If anyone complains about that, explain it is a free service, and it is a perfect time to explain about the advantages of listing with a Realtor.

I think you need to do a little more than that to convince a FSBO to place their home on your website. They can place their home on Craigslist, kijiji and backpage and get a whole bunch of views for their home.

We have been working on a program for a few years and finally doing very well with it. If you want you can take a look at the website and let me know if you have any questions. www (dot) FSBOinClarkCounty (dot) com.

We are generating over 50 buyer leads a month with our program and these are very very good leads. We have a higher conversion rate with these leads then with our real estate website that generates ALOT of leads.

I heard a good way to get them to list with you is to offer them advice on the legal things they have to do with a listing. They then realize they are over their head and appreciate your help.
