Does anyone have a site that is consistently generating 4 or more transactions a month through just organic search engines? I'm thinking that would be a very good standard to judge production by as that would be 48 transactions a year...combination of sellers and buyers too.

That is really hard to quantify, if someone gets 300-400 leads per month as an example but only has so much time to follow up, the potential for 4-8 transactions per month is there but the only thing stopping that from happening would be manpower, etc. Also how much are we talking here per transaction? $500,000 house? $100,000? a rental? etc.
Most sites can easily generate leads to where you get 4+ transactions per month but a web site does not produce transactions, the agent does. If you aren't getting 4+ transactions per month that does not mean it is your web sites fault; manpower, time in the day, how long it takes buyers to find a house, etc really all play a part here. I also think the more important question is how much volume are people generating from their site as someone who does 50 rentals and someone who does 25 houses, are going to be doing a HUGE difference in volume. But again, the amount of business you do from your web site is really up to you.

I'm REALLY interested to see the responses on this one. I know there are some seriously producing sites out there, and I would love to know what they really produce, but...who is going to admit it? ;-)
I do agree with Mike, though, the amount of business obtained really depends on the agent doing the follow-up and contacting potential buyers & sellers.

I maybe reading to much into his question, but I think he is asking about the quality of the leads. In general, I do not think that the information returned from a forced registration counts as a good lead. What counts as a lead to me is when someone calls or email and says "I what information on this property" or "I want to tour this property".
A good site should be able to generate several of those each month. Of course this depends on the local market and time of year.

Neal I disagree a little bit. I had someone sign in from forced registration yesterday, I immediately called. He is looking to sell his house and buy new construction in the area.
It would not have been a quality lead unless I called him so I think the potential is there for every single person who signs into your site but the agent is the limiting factor and how much business they generate from the site. I also think a good web site can easily get 10-20 solid inquiries a month about a listing, those are HOT leads who contact you vs the forced registration leads that people should still be calling.

The market makes a big difference also. We do more then 4 deals per month from our websites, but it could be (and was) much higher if the market wasn't so slow. That is also with very little follow up, we know our conversion numbers could increase.

We generate over 600 leads a month from our Las Vegas Real Estate Website but its almost impossible to keep up with all the leads. Even with 9 agents, we still are losing deals because some of the agents have over 300 leads to do follow up with. Our conversion ratios are not as high as they should.
According to Birdview Technologies, my IDX provider, we are # 2 behind a real estate office in Chicago when it comes to leads generated by websites using their systems. They say according to their research that the average conversion rate is a little over 2%, we are not even close. We are a little less than 1%. I used to have the mindset that the more leads we get the more deals we will close and thats not exactly true. We are closing the same amount of deals now with over 600 leads a month as we were when we were getting over 300 leads a month. FOLLOW UP IS PARAMOUNT!!! If you don't have the right follow up approach, why even generate leads? |

Why don't you use a referral system to other agents in the area to at least generate yourself some kind of ROI on all those leads?

I was generating 4+ sales a month last year from my condo site but this year sales have been slower than slow. (Edit - I live in a very seasonal market and these numbers were only for the busiest summer months). The funny thing is the site is ranked higher this year than it was last year. (now #2 position in google for "my town condos", last year it was usually in #8 - #10 position )
As funny as it may seem our vacation beach mobile home site is still our bread and butter producer. It generates as many as 8 - 10 sales a month even in this crappy market with about 300 monthly inquiries. (many of them being "Do you have more pictures of that home" or "Do they allow dogs in this communitiy") The single family homes site ranks well put converts very badly. It's good for four or five sales a year and needs a complete re-work. Morgan, want to re-do it for free and I'll pay you the first 4 commission checks that come in from it ? :-) I'm half joking and half serious. It already has the rank to be on google page one for the search "My town Real Estate" in my town. My new sites are still only 80% complete and don't yet rank well enough for many people to find them. They are hovering in the page 2 and page 3 area of G. Which brings me to the point that if your site is not on the first page of G you are not going to sell many homes because of your website. At least this has been my experience in my market.
