I just finished up redesigning our land website. Check it out and tell me what you all think :-)

I've never really though of land is being discounted, so that's kind of novel. The nav bars look good and the featured properties make it clear what the site is about. The ad for ACG&R is really prominent and kind of dominates the center of the page and I don't know if that is what you want.

Also, not sure if this is because it's on a development server, but when browsing the properties on the site, it was too slow to use. Web users are generally not very patient, myself included.

That's a good question. First, we are just starting to we need to build a database of sellers, members, and listings.

Second, revenue is generated by the Banner ads on the top of every page and on the homepage top and center.

Third, when the site becomes popular, and it will, it will cost to list.

Any opinions on this approach?

Eventually, you're going to charge people to list properties even though there are sites that will list properties for free? Will you be able to get people to list properties on your paid site instead of free sites like Zillow, Yahoo, Google Base, Trulia, etc.?

i would work on idx search, maybe offer more options

charging for listing properties will be difficult, esp with marketing budget some of these larger for free listings sites have
