Please give me some tips, tricks and any comments you can come up with. I actually prefer the bad comments over the good ones. I like honesty.

Decent start! I like how the page fits perfectly on a 1024x768 browser window. That should be good for the average surfer.
The image on the home page looks out of place to me. In FF, it overlaps on the bottom and I personally think it would look better within the confines of the frame it's in. The condo search links on the bottom of the home page take you to an iframe that is smaller than the width of the site. Is it possible to stretch that across? I would move the contact menu option over to the far right. I'm so used to seeing it over there, and I feel that most consumers are looking at the spot first to find what they are looking for. I'd probably put the target location of where you want your visitors to go in the 2nd link spot next to Home. I love your Map! Nice little condo high-rises for the map icons. The tooltips seem a little plain to me. Maybe provide a little description of the development?

My first impression is i see those 3 paragraphs and get a headache trying to read it all. I'd make it 1 short paragraph of "hi we do this" and then 2 columns of different services you offer.
I do like the search by price range @ the bottom though ![]() |

Most persons don't like to offer negative feedback.
I like the click map of the 4 wards on the right hand side. Areas of improvement: No phone numbers (except for in small print at the bottom of the CONTACT US page: Call Michael at 704.846.6121). No company address (a "real" address gives customers a feeling of dealing with a legitimate company and not some bogus scammer). Some "real" pictures on the landing page would give a better aesthetic. Right now, its basically the click map and walls of text. I'd make all of the buttons much more prominent and easily definable - particularly the SEARCH button. All of that should improve your conversion rate significantly.

Looks clean overall but doesn't really grab my attention. Maybe add an image to the home page of a condo or something.

your footer is not centered in FF3
for SEO, add other listings to pages like this: http://www.livinguptowncharlotte.com...er_square.html

I too, am undecided about the site. It almost appears as a newspaper print. It needs some font variations maybe some H1, H2?? Maybe increase or bold/italic the font on the menu bar. It's all the same size, nothing catches my eye and makes me want to click anything. The search page takes you to a different site, why is this?? ahhhh is this another site you have?? This would be a "no no" in some eyes, specifically a mirror site. Possibly the reason for lack of comment? Does your board not require you to show your agency?
