Could we add an option to search for Lender Owned or HUD (description field) properties to our site? If not maybe we could provide a page on this type of data with sections of snippets. This is such a hot search type and don't want to miss users who can't find these options. Please advise on options and costs.

Sure - we could add a checkbox to the main search page for "Lender Owned or HUD" properties. Would take about 1/2hr programming and 1/2hr design. Quote:

I would like to set up a conference call with all current Denver MetroList Template IDX clients and REW to discuss Jakes's request, which I would also like to have in the Advanced Search form, plus other enhancements to this template IDX that I and others have requested and/or suggested in the past. It should be possible to consolidate and agree to all of these changes, come up with a one-time design / development cost we can share to have it all done at once instead of piecemeal, plus a per-site implementation / roll-out charge. This would also allow a one-time MetroList compliance review of the finished changes prior to implementation. In addition to Jake's request, I would also like to see the following "Property Features" fields in the advanced search form: "Horses Permitted" (in Lot/View/Location), and "Smoke Free" and "Pet Free" (in Interior). I would also like to see the "Counties" in the advanced search be changed to the same type of "Move Over" selection process as cities are, which would reduce the overall size of the advanced search form, and make it more consistent for consumers. I sent the following details page mock-up with some recommended changes to Morgan by email on 4/14. These changes should make it more complete, accurate and useful, based on feedback from a few of my more vocal leads and a couple other agents who have reviewed it. Property Info: - Following Style, add style/property type sub-type field, which could be "Attached Single Family", " Detached Single Family", "Multiple Family", "Townhome", "Condominium", "Patio/Cluster", "Loft", "Quadplex", etc. Very important info, especially for condo property types, but also for residential, especially if attached vs. detached. This field should also be added to the advanced search form. - The Taxes field was truncated when I originally built the mock-up, but that has since been fixed. Basement: - Add Basement Finished Sq Ft so consumers will be able to tell how much of the Total Finished Sq Ft is basement space. I think the feed also includes a % complete field, which could be used in in addition to Sq Ft. Utilities: (renamed, currently displayed as "Heating") - Add fireplace location. Only one location is in MLS, even if multiple FPs - Move Water & Sewer info to this group Additional Features: - Move Water & Sewer to Utilities group - Add HOA Fees and Frequency (Mo/Qtr/Yr), and Multiple HOAs indicator, very important for many consumers All changes to details to also be added to print format, and print format to be enhanced to include assigned agent (if applicable) or primary site owner contact info. ![]()

I agree that more options would be good...as Ronnie and I have agreed on previously...we're distinguished by the depth and weight of our search capabilities and there is a great deal of competition.
