interesting company huh.. Invest in what way?

I'm looking for investors that are looking for distressed properties such as pre-foreclosure, rehab, death in family, etc. My students are property locators and are finding discounted homes throughout the United States. I currently have investors in Los Angeles, Indianaplis, Phoenix, Milwaukee, Chicago and Memphis. I need them basically in all states but particularily in the ones I mentioned. We will use whatever LTV you would like, call and get all of the information about the property including rehab amount and financials, get pictures if there are any, and actually negotiate the seller down to the lowest amount they will accept before sending it off to the investor. Our finder's fee is deducted in the formula as well:

((Lowest Comp) x percent (investors choice)) - rehab cost - finders fee = higest offer the investor will pay.

Sounds like you need to teach your students how to find investors more so than just how to find deals.

I don't know about you , but last time I checked, the internet wasn't the best place to find investors (REIAs were).

My students learn how to find investors in their last week of training with me. Up until that point, they use mine. And, I have found many investors on the internet - in fact, all of the ones I use!
