Default I want to "Google this property"

I had an interesting conversation today with a broker who is willing to compensate me if I can set up a system where if someone sees a house/sale for sale they can "Google that property".

ex. Keyword : "132 Campbellton Rd" will take you to century21.ca/07034616

I would like to hear thoughts on the best of making this happen logistically. It would still have to be put out to the public that they could do this but that is another matter.

Organic - wait for the listings to get indexed organically. This may take a while. Perhaps linking to it from another site will help it get indexed and rank faster? I found that using something such as "132 Campbellton Rd century 21" will yield reasonable responses.

Adwords - Set up property listings using Google Adwords. This is an option, and they are willing to pay for this. I am having a little trouble organizing it though because it seems like the addresses have to be put in EXACTLY the same as the keyword. Maybe a combo of Organic and Adwords would be the way to go?

Google Base Or Other - By adding the listings to Google Base will this help? Or is there any other ideas/suggestions I should look into?

I think this is a great direct marketing system if I could get it to work. Any thoughts would be greatly appreciated!

Just get a custom IDX. I checked a listing of mine and not only does it rank first page, I've got an indented result for it (www. northofthesavannah. com):

Google search for 4463 Whisperwood

My experience is that the traffic you get from people searching for street addresses is pretty much nil though.

Lydia has it right on the ball with best method! Though I'm not the authority on PPC, it would seem this would would be a cheap solution given it's safe to say there won't be a lot lot of competition for that key phrase. Best of luck...

I want to keep the listings on the site as they are now, which is an offshoot of century21.ca so I don't think IDX would be an option for me. I also think that if the public knew that they could Google a property that was for sale they would do it...

I'm leaning toward the adwords right now...

Have you considered posting it in your blog some blogs get index within minutes. iIf you name the address as the title that might work. Good luck

The main problem is that these pages are not indexed.

Example: century21.ca/07034616

The <meta name="robots" content="noindex, nofollow" /> needs to be removed if you want these pages indexed.

Basic on-page optimization is the next step. This looks ok, but could be improved. Include the address in the Title, description, and page heading.

If that does not do the trick, just build a few links pointing to property pages the with the address for anchor text. Links can be built by press releases, articles, internal pages and blogs.

So basically this is how I would do it.

1. Fix the meta problems mentioned by John,
2. Start a blog here,
3. Start a blog on Active Rain
4. Start a blog on Blogspot for area listings
5. Start a blog on WannaNetwork.com

Then for each blog make a post sort of like a flyer advertising the listing you are promoting. Make sure you link from the blog to your page on century21.ca/whatever using the address as your anchor text.

Given that Century21.ca has decent pagerank just links from those 5 websites would be more then enough juice to rank for something as simple as a property address. You would also get the added benifit of having your listing posted on all of those wonderful sites giving you even more free advertising for your listings.

Anyways that would be my recomendation.

I'd agree completely with Lydia, but would add the following:

Don't send the listing to Trulia or syndicate it out to others (hint hint).

Best;

Eric
