Can anyone please explain, why the same search keyword or prase typed in Vancuver or Denver brings my website as a top 5 on page 1, but in my local market - Phoenix it's 25?

Albert,
There has been a lot of fluctuation in Google's search results lately. More than likely, the difference is caused by the "Yo Yo" effect. For more information on this: www.seroundtable.com/archives/017705.html Google also has many different data centers that are constantly being updated. When you do a search in Arizona, you more than likely accessing a different data center than a searcher in Vancouver.

Not sure if this is the case here, those rankings (At least from Vancouver) have been consistent for a very long time (As in many months)

Interesting. There are a few possible explanations and points to explore.
1. Server Location. Where is the website hosted? 2. Google rankings sometimes vary if you are logged on to webmaster tools. 3. Was a geographic location set in Google webmaster tools? 4. Could be related to Universal/local search influence. What are the search terms or phrases that are in question? There are numerous tools out there that search different data centers.

Hi Guys,
Thank you for your response. The key phrase is "Phoenix MLS", I was told that outside of Arizona my website www.ArizonaChoiceRealEstate.com comes up as high as 3rd from the top. I just put this key phrase in my browser and it's 25th. That's a very significant difference and I don't think the fluctuation can explain that. Other stuff may. You're actually #2 on the first page for "Phoenix Real Estate" from here in Vancouver island area, that's your markets most competitive term - it's like this for many customers and many terms. Calum for instance http://www.tampahomes24-7.com is #1 or #2 for Tampa Real Estate from Canada, and has been forever, but hasn't ever seen that kind of traction from his local DC.
I have always resisted the idea - but it always pops back into my head, that somehow DC's are learning (using CTR data) and showing desired results based on what is clicked % wise from a DC - for instance, we at REW are likely to check a ranking and click on it wherever it is on the serps when doing work for customers - thus increasing it's popularity from that region - just a half baked theory at this point.

I'll put forth a suggestion.
I think this might be caused by the setting on the geographic location. But it's not your setting that is the cause but the settings of the other listings. If 22 of the 25 listing above you have thier geographic location set to Phoenix, or AZ or somewhere in between, they would drop out form the more distant searches.
