Default Somewhat different site and layout

Please take a look at www.austinhomelistings.com and let me know what you think. I think our approach is a little different in that we don't heavily promote the firm or an agent. You have to go the bottom of the site to even see who runs the site. I really wanted this site to feel more like a consumer information site than a company branding site. with that said, I appreciate hearing what you think.

fyi.. I posted an early version of my site for review about two years ago and I got dinged by the whitehouse guy (site adminstrator) for not having enough content. I hope he's reviewing again and checks out my Austin neighborhood guide section here austinhomelistings.com/guide/index.html

the only thing i can see on your home page is to widen the white background some, so you can enlarge your headlines at the top Search Austin Real Estate. You might also want to enlarge the mini headlines. If anything just widen the white background and space out your categories so everything won't look so condensed.

Honestly?
Let's take austinhomelistings.com/guide/central/central-austin.html (I am only going to review the one page)

Your main paragraph has 9 maybe 10 outbound links taking users away from your website, a very bad idea. I would ditch the outbounds, or at least not have them in my most precious content areas such as you have now.

Next you have a super spammer list of neighborhoods

Tip, it is a lot easier to double your conversion than your traffic - make sure you consider your users / readers before you consider the search engines.

I do like the way you have a summary leading into the more affluent areas of central Austin, and you have a call to action to search homes in each - I would probably invert the order though - access to available inventory is what all data suggests is the #1 conversion tool on a Realtors website - there are "some" people who will read the fluff, and then go to the listings, but for most people it's "just show me the homes already".

Links in the footer should be increase at least a font size, and darkened - they are barely readable (My eyesight was 20/20 last time I checked) - once again always remember users first, search engines second - if a human being cannot easily read a link, it should not exist on your website.

Last thing - I commented in another thread, but I believe you are in violation of ABOR compliance with your links and references to MLS.

Thanks Morgan, I agree with you that the outbound links in the main content area is a bad idea. It's funny how you don't think of these things until someone points it out to you but afterwards it's so simple to see... "don't drive people to another site withoutbound links when they finally landed on yours!"

re: Your compliance concern - i posted a reply in that other thread you mentioned. essentially we have information about the MLS and even explian ABOR policies on our site that you cannot search the MLS unless your a member.
