I am a new agent in New York and I would like to know, what are an agents responsibilities with a buyer and a seller? For instance, after a buyer puts a bid on a home do I as the agent have to set anything up with their attorney? Or do I just have to wait for and attend the the closing date?
And when I get a listing what do I have to do next? I would really appreciate it if someone could please explain the processes. Thanks for the help. |

Did you not cover any of this in Real Estate School?
If you really do not know the answers to your above questions then you should absolutely avoid any contact with either a buyer or seller until your Broker has properly trained you. Don't take it personally but until you have had some training...Your not qualified to represent anyone. |

If you just sit & wait for the closing it might never happen! I can't tell you how many times I had to single-handedly hold deals together & do everyone else's work for them. If I didn't the client I was representing would have lost that deal & would have had to start over.
I agree with the other posts. You need to ask your Broker these questions or seek other training resources.

Agents don't earn their money by opening doors, they earn it by keeping the deal together. NAR says it takes an agent on average 100 hours from start to finish for one deal. Very little of that is finding the house, most will from the time you start writing the contract.
