First things first ![]() What are the kw phrases you are tageting for the homepage? You need to get other sites ointing to your as well. Try creating another page of the site and name it something like referral_partners.html or anything else except links. Then put a post up in the link exchange forum after the page gets indexed. |

You have a lot of pages on your Breckenridge information area that point back to your summit county real estate site just with "real estate" as the tag. Why don't you point with the tag or link tesxt of "Summit County real estate" or something else that you want that page to be found for.
I see that on your forum signature text link you have "Breckenridge real estate". If that is a keyword phrase you're shooting for it might help to have Breckenridge in your title tag. If you want to be found for Summit County real estate agent or realtor, or Breckenridge realtor, you might want to make your contact page maybe "Breckenrigde Realtor" and then have your link text "contact Breckenridge Realtor". Right now your link text to that page is "Contact Ted" or "click here" which aren't big search phrases to be found for. |

I am Ted. I just made a new userID thinking that using keywords in my userID might help the relevance of the back links in my signature. I have sent the webmaster a message alerting him to this fact.
Anyway… Rich, I do not know how to determine what phrases are being searched for most often and once I figure that out I may change my keywords but for now these are the ones I am going to go for: breckenridge real estate keystone real estate breckenridge condos keystone colorado real estate keystone properties breckenridge realestate summit county real estate summit county colorado land silverthorne colorado real estate dillon colorado real estate breckenridge property breckenridge co condos real estate summit county summit county colorado real estate summit county mls breckenridge investment property breckenridge co real estate frisco colorado real estate summit county mls listings breckenridge colorado real estate I have created a page for reciprocal links at: http://www.amenta.com/friends.htm and will start looking for linking partners. The first step is to figure out what people actually search for. Go to http://inventory.overture.com/d/sear...ry/suggestion/ to find out what terms are being searched for. Type in "summit county real estate" and it will give you how many times it has been searched for in the last month. It then also gives you all sorts of variations of that search term.
You then might do searches for the most popular terms to see what the competion is. Try to go after a fairly popular term that when searched for comes up with a lot of low ranking pages(low PR and not many backlinks). You definitely need to make use of the Google toolbar for this. I would also suggest getting a Google Adword account and playing around with their keyword tool. If you type in a keyword it will give you a list of phrases that it uses for it's broad match system. It gives you an idea of what phrases Google considers are related to your key word phrase. I feel that if you work these broad match phrases into your pages on your site, it helps Google figure out the theme of your site or page. In my opinion, the most important items to work on are your title of your pages, and the anchor text of all the links on your pages. Then you need to get some good backlinks. Again, this is where you need the Google toolbar. Do a search for the keyword phrase you're going after and then study the sites that come up in the top ten. Check the backlinks of the top sites to see who's linking to them. You might want to contact the sites with the highest PR that link to your competitors and ask for them to link to you also. Before you know it you'll be moving to the head of the class. Good luck. |

OK, I have done or am working on all of this.
Something strange is happening at the Overture Search Term Suggestion Tool. When I run "breckenridge real estate" through the tool, I get 0 results for it but over 1000 results for "real estate breckenridge". This seems to me that it must be wrong. I did random serches for other cities and they all ahd the city name first followed by "real estate" as the top search. But with Breckenridge and Keystone, two of the main towns in my area, both top searches ended with the name of the town. Also, Overture is a small segment of all search activity. Is there a way to determine what is being search for in google and the others. Stangly enough, the Google AdWords Keyword Suggestions Tool does not seem to offer this. I will look at all of my page titles and link text. I am also working on getting back links. I looked at most of the pages on my site with the google tool bar installed and just about every page had a page rank of 3. The new page I just created for link partners was ranked at 0. Should it go up to 3 once it has been up for a while? Also, this past week I got rid of several duplicate pages and hundreds of dead links. Should this also help my search engine rankings?
