im 21 and am loving the real estate profession. i've only been doing this for about 3 months and have closed a couple of deals and got a very happy and welcoming pipeline. i want more out of this profession and was thinking of drifting into the commercial and investment side. what do other C and I specialist think of this idea? there is also less competition in that so thats always good. i'd love to hear what people in this profession think of the path im about to take. thank you in advance =)

Do you have a site yet? If not and you can close like that, then why not concentrate on the web side of things a bit, get a site ranking up there, start getting tons more leads, then tons more closings and finally start your own team.
Once your team are able to manage and close your leads for you, you would have a steady stream of income and could dabble a lot more in the C and I The doors are open for your bro - best of luck!

im actually building on right now. the site name is going to be "1socalrealestate.com" how come you're all suggesting that i should get more experience under the belt with residential rather then just pouring energy into C and I? and how much time and enough time to say i have a good amount of experience. honestly, i feel as if im confident enough to hold my own right now, but i know for sure, i still got loooooooots more to go. =) |

Commercial is a good business to be in, I love it. Take my advice you can make your money alot faster in residential.

If you have the desire to jump into commercial, do it! I became a licensed realtor in Florida 3 years ago and immediately started in commercial having little to no experience. Now, I am a Licensed Broker and pursuing the CCIM designation. Learn as much as you can. Take classes. If you can, find a mentor that has commercial experience and work for him for free. You will learn much faster. If not, just go for it but realize, it could be some time in between commission checks. Within 3 months of receiving my license I landed a $1,650,000 vacant commercial land deal. The contract was for a cash sale with seller financing. My buyer had the option to pay the seller $10,000 per month to extend closing for 1 year, which he did. I was not paid until 13 months after beginning the negotiation process, but when the closing did occur, the commission was substantial.

I am located in Tampa. I just started real estate classes and plan on taking the test sometime in September. I have a few friends that work for builders and each make good money. I have other friends that basically just buy up contracts and sell them to investors. I really am interested in the commercial side of real estate and was wondering if you knew anyone in Tampa who I could work under... I can for free for up to six months. I would like to start soon! Unfortunately, I do not have any recommendations for commercial brokers in Tampa. I know many brokerages require 2 years experience in commercial before they will consider you. Check around with both large and small firms and see if any are flexible in working with you. If you don't get anywhere, you may have to start at a company in residential to get your foot in the door for commercial.

Iread what you`ve written and I would like to ask you something.I`m also real estate agent but I only sell properties in Bulgaria. Now our company is aiming to develope in international selling and more specially I would like to bring people here in Bulgaria to buy properties.So is it possible to talk about some future business relationships between us and you.we are going to deal 50-50.Please think about my proposal and excuse me if I disturbed you.
