Default 3D Virtual Reality

Any fellow are using 3d panoramic images in real estate websites? or what do u think about using 3d virtual reality in real estate websites?

And we dont need to buy expensive IPIX, there are lots of ways to do it, i will post useful things about it.

I am going to sell the site and camera equipment etc.

I was getting allot of calls with very little marketing in my area. But I do not have the time to do this. I am to busy with building web sites for realtors and my web site design business.

Many of the Realtors in our market place, here at the Delaware Beach area, use Virtual Tours. We found that we had a pretty small click rate on them and less and less for each sequential picture.

One we did several virtual tours on, was a great home, well priced, in a very high visability and great location. It was Bay Front and Ocean Front both. It sat on a sliver of land between the waters.

The virtual tour company went out of business... so to speak but your server-hosting company does the virtual tours now. Here are pictures of the home to give you an idea http://www.kate-jody.com/homes/seatowne.html Great views but no VT as the server they used is gone.

We found they loaded too slowly for anyone without high speed connections. So we have gone to lots of pictures, thumbnailed sometimes, that are set up to load more quickly.

Here are some pictures of a 5.5 million dollar mansion near Rehoboth Beach and Bethany Beach Delaware... tons of pictures and views here!

Some thoughts on Virtual Tours and Realtors dot com

It is very effective tool used by potential buyer from Realors dot com website. The benefit is when a potential client looks at their website they see a animated logo "spinning", next to the listing. This captured the eyes of the visior and the immediately click on it.

I believe as an individual agent shooting their own VR, and post to Realtor dot com website must use IPIX, 180x360. The cost is absolutly crazy and in my opinion a total rip off, IPIX KEYS can cost around $60 per tour (4) . IPIX has a patent on a simple techolgy using fisheyes lens, and taking only 2 shots back to back, and stiching and posting.

Recently, they allowed via homestore to post non-IPIX VT, since they arent any IPIX keys involved and its free. Howeve, they must use other technology, they cannont take 2 pics and stich and create 180x360 VT. (You can buy a fish eye lens and freeware softwar to create VT very easily, but if IPIX finds out you took 2 pics thru Fisheye lens and made VT, watch out, since they have patent on it).

Going back to homestore recently allowing non-ipix tour to be posted in the Realtors dot com website, other vendors are using various other technology, and it does not cost them any keys like IPIX, they shoot tours 90 or whateverx360, they can shoot 180x360 however, they must take 2 vertical shot and several Horizontal shots and use a software to stich them. Afterwards, use a viewer, to input their personal information etc and upload it to the web. (By the way, there is an easier way to this 1 shot picture) This can be posted as mentioned above and little house animated spinning logo will show next to the listing. However, these vendor pays homestore (or) picture path $5000 fee and some other fees ( I dont have the exact figures) to show the spinning logo and avoid using IPIX.

Why I am not happy Realtors dot com.
Most of the member here are very savvy, and they can create VT and save $100-$150 it is pretty easy. Once, you get a hang of it, lots of fun and a good hobby.
When you list a home, bring your digital camera, special head for tripod so, the shots are not misaligned, and take pictures, just like you take regular pics. Afterwards, put it in PC, start your software, stich and uplod. If you want to paly around with it open your Photoshop. I believe realtors dot com will not show the spinning logo, and that logo is what makes a customer click on a listing, where they have a choice of 2 listings.

If a real estate agent pays dues to NAR and NAR owns Realors dot com. NAR is there for Agents, NAR takes their listing and post to their sites, so they can attract visitors. So, why not show our VT and gives the spinnging logo, which is an excellent tool.

Oh, by the way, have you seen their marketing on their website? ANOTHER interesting thing I want to point out regarding your dues, go see for yourself, who they are targeting, it MAY amuse you.

I can go on forever, it is not fair to an Agent. RE Agents are spending lots of money on lots of things. Similar service in other sector cost lot less, but..soon as you mention you are an agent, everyone makes you believe, if you dont use their service, you wont money.

I just downloaded some trial software (www.360dof.com)

it works pretty good. I've just used my digital camera and went to town. I think I am going to use this service even if every other real estate agent thinks i'm nuts.
