Default Does age matter?

I have been considering getting my real estate licence, and i spoke with my dad about it and he thinks i might be too young, can i get some of your guy's opinions about it? im 18 if you dont know.

18 certainly is young to be selling real estate, but then I remember hearing that Dave Liniger started at about that age. FYI he's the founder of RE/MAX.

So go for it!

My daughter got into the business at 22. She did very well with people who got to "know" her via the internet. By the time they met her, her youth did not matter to them.

She also built a site that attracted the "younger set" and focused working with "first time home buyers". They would love to work with an agent they could idenitify with.

The best way to gain credibilty is to purchase a home or income property of your own. Set a good example and tell all your friends about it. Being so young you have time on your side. Buy a rental every year and retire young and weathy!

You could also hook up with an experienced agent and take the "over flow" leads. We always have the lead that no one really wants to work. These leads would truly appreciate your care and attention.

I would have to say go for it.. I guess I been fighting age my myself .At the age of 20 I owned a car dealership in Minneapolis and 23 I was into real estate.. I would have to say respect is earned no matter how old you are, and by starting early you''ll have a advantage to all the dinosaurs in the buiness. LOL Within a couple years you will have a pipeline of cliental and will be set... So go for it

I started at age 20 and I do not know anyone under the age of 45 in the business here at that time. I pushed into my Brokers Real Estate license at the age of 21.

At that time, I had to wear a three piece suit, drive a Mercedes, etc. to cross over the age barrier. I was the youngest Broker in the history of Delaware, my state, at the time, they say.

Now, there are dozens and dozens of Realtors in the Rehoboth Beach Delaware area that are under age 30 and many that are under 22. Some of them are doing well.

Age is no longer any barrier worth speaking of. An inexpensive, fairly late model car is fine. I like the Mercury Grand Marquis; cheap to buy, cheap to maintain and the new car crashes in price. I bought my current one a year old, with 5,000 miles and had the warrantee extended to 100,000 all for about $14,000 from a new car dealership. It looks and drives like a Lincoln and gets good mileage.

Here are my tips, from now when I work with young folks and from the experience of these last 35 years. I started selling family property before I got a license, which is legal here.

Be well groomed. Be clean and neat and mannerly above all else. Be cheerful and know your market, your product, and your business. Learn the business every day from those who DO know and don't pretend you know when you don't.

Find the best real estate lawyer, home inspector, pest inspector, etc. and find out who they are from the pros in your area. Study the listings daily. Go to every single open house you can go to. Speak to the listing agent and ask questions about anything and everything you don't understand - without taking time away from that agents time with other agents. Most agents have little if anything to do at open houses.

Volunteer to hold open houses, in homes you really like, for other agents. They will likely let you. Know everything about every listing you review and review listings every hour of every day, that you are able. Call on homes you like the looks of and ask for keys or permission to preview the home. If you are asked if you have a client, be honest and say, no... but I will try to find one.

Don't go to homes that are above your acceptance level. Most people have to start small, and work up. My first sales had to be the cheapest, smallest, worst location, lots around. Slowly I worked my way up to the pricier properties.

I am still better at homes under a few million dollars, but I do have one listing of 5.5 million Waterfront Executive Estate and Retreat on 12 acres with extra waterfront acreage available. and have a good offer and counter offer on a little cottage for a million dollars today. Million Dollar little cottage near the ocean in Rehoboth Beach Delaware.

At first I was uncomfortable in all but the least expensive little rancher homes. Then gradually I got comfortable with nicer homes. I have found this gradient of getting comfortable with prices at higher and higer ranges, but having to start low, is true for almost everyone.

I lived in a very large comfortable farm house, with my parents, and worked on the farm when I started. I was only comfortable selling homes in the price ranges that our field hands, our hired help, could purchase. Dozens of my first sales were to high school students and those just out of school.

Eventually you will find that you like some kinds of homes and some locations better than others. Find some locations you love and become expert in them. Ask other agents if you can do open houses in the lesser homes. Even agents in other companies will sometimes let you do an open house. Sellers love it. Just make certain the agent and your broker and the other agents broker are ok on doing it. I get about 10 nos to each yes when I ask. BUT, I DO get yeses.

NOW... Start creating a great web site. Get tons of content on it and link to the MLS if you can. Take a look at www.Kate-Jody.com and you will see on the left, lots of homes on our site. Many of them are other agents listings, but they look like ours usually, with thier permission. If they only want it to look like thier lising on our site, we charge them $100 to be on our site, till the home is sold. This makes our site much better for the viewer.

Remember, it is the viewer of you site and not the search engines that matter most. Content rules. Pictures are great and people like pictures, there can never be too many. Here are lots of pictures of the mansions on waterfront acreage we have for sale near the Delaware Ocean on Indian River Bay And, here are dozens and dozens of other pictures we have inside and outside of These two executive estates at Black Water Point on Blackwater Creek near Bethany Beach Delaware, DE.

When you are in an open house be working the entire time you are there and learn everything about the property. Sometimes the seller wants to be there. Find out everything from the seller. Have them help you write a bunch of ads and use thier words. Ask them to write ads with you about why they would want to own this home and what made them buy it. You will be favorably surprised at the fantastic wording and ideas that most of them have.

If you have a laptop, use it to work, while at open houses. Go to coffee shops and restaurants when they are not too crowded and work on your laptop on things you need to do. Write letters, create and maintain data bases, etc.

Be polite, cheerful, professional, and most of all.... when around buyers, sellers, and other agents... listen and ask questions to learn what you don't know and don't assume things or pretend.
