Have any of you used the twitter inhancer? I gave it a try with a personal account. It worked wonders bascially you have a bunch of of people you have to follow like 9 that they list well all nine turn around and follow you. I followed like 200 and got over 300 followers from the site because it adds you to the list. If anyones interested ill post the link up.

I'm not a fan, at all, of these gimmicks to increase follower counts.

Social networking isn't about how many Twitter followers you have, or Facebook friends, or LinkedIn connections.

It's about how you ENGAGE with others in that social network.

Who cares if you have 10,000 followers on Twitter if no one is listening, they aren't local people that may buy/sell real estate, or they have no clue who you are or what you do?

I agree with Jay and to get all these followers you need to do a lot of following yourself. What happens is that your twitter incoming stream gets too busy and too numerous to build any good relationships. In other words, in addition to not being listened to yourself, you aren't able to listen either due to all the noise. I think I am going to squelch mine a bit by unfollowing some, but then that becomes a chore too and you forget who was interesting to begin with.

Have you tried a Twitter desktop client like TweetDeck?

Helps tremendously with organizing your Twitter stream and reducing the noise. With TweetDeck you can group people you follow. I have groups for friends, local people, agents, "Linkers" (those that usually just Tweet good links), @ replies, DM's, etc.

Helps break things up and makes it MUCH easier to follow conversations and engage.

You can also set up columns for searches. I have one for "Realtor" and "Phoenix". During conferences, I set one up for the conference has tag so I can follow what people are saying about it.

Highly recommended. And free.

Jay, I use tweetdeck - mostly one group of my REW relationships and a few others that I follow. I really like twitter, but i need another 6 or 8 hours in the day!

I still don't know how you are as productive as you are.

I use TweetDeck and have been experimenting with Seesmic Desktop as well for managing my Twitter account.

The Phoenix Real Estate Guy hit the nail on the head. You have to be careful about these tools. It's all about the interaction with your local audience and building strong relationships.

Here's another thing you need to be careful about with Twitter (and really with social media in general).

"Reputation management"

Two days ago, Horizon Realty, a property management firm in Chicago, announced they were suing someone for a single Tweet they sent out.

Today, Horizon is facing a PR nightmare of epic proportions.
