Curious as to how many of you use Service Magic for leads and if you are finding them successful. We have been using SM for 6 months, they are a division of Lending Tree. We've been on the 20 leads per month for $150 plan and have made a couple successful sales off of their leads.
Problems are probably the same as other lead generating services: Customers embellish as to their buying power and credit. Bad contact info (supposedly SM verifies before sending but this isn't always the case) Competition, we've had customers say they've been inundated with calls from agents Are there any other lead generators you can recommend? |

You are very lucky to make a few deals out of them. I can not imagine how a lead can be good when multiple agents go after them and they take their sweet time to deal them around.

Not only was their "product" absolute junk, their service totally lacked any magic. As we'd already gone through a spendy time comittment with another worthless "lead" company, House Values, we repeatedly told their service reps that we would only take their proffered service for a fixed, 30 day duration. After receiving and processiong all of those BS leads, we emphaticly told them we wanted NO MORE! Somehow they slipped in one or two more "leads" than we'd signed up before we got them to shut this crock of crap off. Do you know what those sweeties did? Even though we'd told them by phone and email, no less, that we in no way wanted an ongoing agreement past what we'd agreed to as our trial period, they dunned us for another month's payment. This worthless bunch of scam artists went on to introduce our "bill" with some debt collectin agency. By this time, what it cost us to learn just what a totally worthless crock of crap Service Magic was, we'd thrown some more money away to get out of their clutches. Our advice to Realtors, don't sit home waiting for the phone to ring but DO exercise the 3 foot rule. We've also found that, at least for us, that modest but consistent newspaper advertisement still reaches the most potential customers. AVOID SUCH SCAMMERS AS SERVICE MAGIC LIKE YOU WOULD AIDS!

I used Service Magic before Lending Tree bought the company. I had alot of success. They were advertising on sites such as the drudgereport.com (this is my favorite news site) My broker was paying for the leads so I really had it made.
When I subscribed on my own (earlier this year), it was a major disappointment. Their reps said they were starting a major advertising campaign-I knew that was a lie because Ft Benning is going to be getting almost 10,000 new soldier/civilian jobs because of the BRAC realignment & those people would be inquiring about housing. The majority of my leads from last year were military related. I even told them where to advertise-Ft Knox, Ft Gillam & Ft McPherson. The builders, school systems, etc are going crazy around here. You would think they are already here. I agree with the website & generating your own leads. But, what is the best PPC to go with? I had someone call me yesterday from RedZee.com. They were wanting $500 for 10,000 clicks. On their search engine, they could put my name in the top three. But, I use google and I am guessing most everybody else does too. I did download their toolbar-it has a cool radio feature-my children like it. |
