Default Duplex complicates matters North Miami

Hello all,

I'm new to this forum, and this is my first post, so i hope i'm posting in the right place. My situation is this. I'm buying a home in a month or two, for actual living as well as an investment vehicle. My budget is pretty low, but i found a duplex that i can afford, in a ghetto area. So here's the question, this duplex could be great, i could live in one section, and rent out the other section for help w/ my mortgage, BUT...here's the thing, i've never been a landlord, i have no idea, how hard it is to find a responsible renter, and considering the area, i think i'll have a hard time finding a non-ghetto responsible person who would pay the rent on time. Do y'all think i'm trying to get too complicated for my first housing purchase?? I could just play it safe and buy a condo, but i'm trying to be smart and think about the future, thanks, Jason!

PS..the area i'm buying in is North Miami, near the Design district, hoping appreciation will continue at the same clip it's been going the last few years!!!
