Default Contacting Old Leads Online?

I just wanted to give a little tip.

On my IDX site I can see who is currently online, and just recently had a lead that came back to my site after 6 months. I immediately called her, and she said she was finally ready to buy. She was just going through all the agents that she contacted, which was like 30 she said, and since I called her when she was on my site, I was able to tell her how important it was to use a buyers agent. I just wrote an offer, got it accepted, and we are scheduled to close in October.

Here's the tip: If you can see old leads coming back to your site after inactivity, contact them immediately!! I have found that when a lead comes back to a site after inactivity, they are closer to actually buying and are ready to talk with an agent.

Anyone else see this trend?

We have been doing that with success for years. In fact, we have it set up so we get an email notification if they return and view properties.

What is your threshold for getting the email if they "return" -- what is a return? One month? two? three?

Any time they return and view "X" # properties that we determine. The beauty is it pulls their orginal info into the email and we can call them even if we are away from the computer.

I figure if they haven't been on the site for an extended amount of time, more then a month, I like to contact them while they are online. I also have alerts that let me know when a prospect is online, so it helps.
