I need some feedback.. Ive been coding my website from scratch.. still working on alot of stuff for it but the page will be http://www.vancouverislandhomesellers.com
You wont see much there yet however there is over 50 files I've written onsite in php already.. I just havent tied in the login page yet. Basically it has features not available from any commerical script out there anywhere when complete.. how many of you use scripts like openrealty and others?.. For me personally nothing out there worked for my needs .. Im building it with numerous usergroups. It's basically in a nutshell a site that covers all of Vancouver Island BC Canada and allows pay per listings for real estate agents, (3 payment options per listing, per year, and lifetime) private home sellers can pay per listing, landlords can pay per rental listing, property management firms can pay per listing, per year or lifetime, Lawyers can pay to advertise on a month to month basis along with mortgage brokers.. Search functions offer options all the way down to what kind of pet is allowed in a rental listing... Pages are all dynamic and written in php using a mysql backend. Each paid account has a private administration account section as well. I havent decided on payment processors yet but paypal will be one option. Also I am interested in learning more about how mls works and how our users can list thier mls listings as well.. Hopefully i can learn more about that here.. Once completed I am going to give away a free month to all new registered users so they can massively add thier listings to get it off the ground and I intend on some massive newspaper and strategic flyer marketing to all agents on island.. I'm also thinking of commercializing this script once complete customizable to your specific area - a full blown residual income earner .. I was thinking about retailing it for around 599.00 since this is going to milestone real estate scripts available out there... It will also be simple to install.. all you do is supply the host (usually localhost) the mysql username and password and the database name for the db you've created and point to install.php going through set up it will ask you to enter field information about your area etc.. which geographic region you cover real estate sales etc.. It will then autmatically configure and create the tables for your mysql database and insert them appropriately.. You have a complete administrative back end too that allows you to control all aspects of your real estate site.. Oh yeah btw - as for the MLS - in Canada it is much different than the united states - we do not have localized MLS feeds available, but even if they were you would need to be a broker and a member of the local MLS board to get the datafeed.
You can set up as a third party vendor (In the US) to create customized idx solutions for MLS listings but you must reapply for each broker it is not something you can publish on a generic non broker or agent site. What you can do is create a localized listings submit that you give all area realtors access to upload their listings to - in essence you give them their own MLS on a local level - then its just a case to getting them to submit. You will also find that many brokerages locally have their own datafeed Remax Nanaimo for instance has an sql feed that their programmer is soon to make available to other remax sites (Or so the rumor goes)
