I need to pay to use Google Maps if i show this feature to only members of my site?

Members should have to pay.

If yes, anyone knows how much?

You can have to pay for google maps at all. Make the map available to all, and limit what people can see.

If they are logged in, they can see listings on the map, if they aren't logged in, they just see a map.

You can not charge people to use the map. It's against the ToS for the API.

Just an FYI, a pay-to-use version of Google Maps API is coming down the pipe. Not sure when the release date is, but I believe it later this year.
