Default Getting listing leads off the web?

Thank you everyone here for your advice over the past 18 months. My site now has the best SERPs of any Realtor in my market!

While I am getting a good amount of Buyer leads off of my site, I am getting almost no Seller leads.

For those of you that are doing well getting listings off of your site; please let me know who you are so that I can get some ideas as to how I can improve this aspect of my site.

This is the page that I have set up to target Sellers:

Ted,

On that page the very first thing on it is a MLS search option which is for buyers. Then you talk about Remax, Remax, Remax, the search engines, your website and finally what you'll actually do to sell their house. I'd move your marketing plan to the top and remove to mls search or put it at the bottom.

I do love the page & you have great ideas going but I agree with Matt. The MLS search being first (or being there at all) threw me off. Explain & highlight the CMA first, explain what you'll do next, intro the Remax stats & have the search engine stuff last.

Ted,

I agree with the other comments posted. In addition, I'd recommend that you add WIIFM, and translate the features you've identified into benefits. There's a lot of great information on that page, but it could be put into context more effectively for your visitors.

As a real estate professional, the benefits of what you do may be obvious. But, it won't be for your visitors. Answer questions like:

What do I care how many homes Re/Max has sold - what does that mean in terms of my experience? Do you sell things faster? For a higher price? With less hassle? Do you do a better job of marketing, or do you just have the most agents, therefore, get the most listings?

Who cares if your site shows up on a lot of searches? You could talk about how people are using the Internet to search for homes, why Internet exposure is so important for home sales, etc. Again, the inference is there, but it would be a lot more effective if you really focused on benefits, and use the features as backup.

Also, I'd be interested to know if the members on this forum get a lot of listing calls straight from the website. I've heard stories about leveraging the buyer contacts from websites to get listings, like listing the buyer's existing home. But, I haven't heard a lot of stories about getting inquiries about listings from a site.

If anyone can provide feedback as to how to make a website a good listing tool, I'd be interested to hear more about that, too.

One of my clients built a site specifically to generate listings ... only. No MLS, no buyer info. Strictly to sell his marketing program and expertise in listing, marketing and selling homes. Essentially, it is selling the success of his primary website in attracting buyers.

It works!

Fred,

That's a unique approach. Did he optimize the site for terms like "Location" Real Estate? Or did he use something like Sell "Location" Homes"?

Guess I'm wondering if people searching the web for a listing agent use the same type of search terms as buyers?

It's optimized for essentially the same as for buyers.... We promote that site on Craig's list as well (http://nh.craigslist.org/rfs/109529106.html)

In fact, posted it yesterday at 1pm and got a listing 2 hours later!

In many searches for real estate in this area, that site comes up in the top ten along with his other site, so essentially he occupies 2 out of the top ten spots. SOMEONE will find him!
