Hello all. Does anyone have an example or any resources that would lay out a detailed sample budget or expense/balance sheet of sorts for a real estate company? In our long (medium) term planning we would like to have a better understanding of what were up against and what it takes to open a real estate brokerage.

Any detail and insight is very much appreciated.

Ok well i have been searching to find something that may help you. I did come across http://english.ttu.edu/gscic/cH17/Ch17.htm which goes over the steps to making a budget and some other financial things. I hope that will help some. I will keep looking for a nice looking broker budget example, but every site i have found so far that appears to be promising, is actually not around anymore. I'll keep looking for ya, post anything i can find.

Our office has a budget of around $50k. This is why I laugh when I listen to agent piss and moan about their splits...the newbies that produce nothing to speak of are the worst. Do owners make a profit, most of the time yes. They put up a lot of money before that happens. KW wants you to have around $350k to get started. This number includes a reserve, but you get an idea of the risk owners take to open an office.
