Default Referals section

Hey guys, I realize that we already have a referrals forum, and a directory, but I was thinking to make things easier for everyone when they have referrals perhaps I could put a section in the directory above the listings for a site or agent that accepts referrals in their area.

We would likely establish standards like: Must be willing to accept and have the time to work with all valid referrals, must pay minimum 25% referral fee that sort of thing.

It would be open to all REW members, just as the directory and forum are now, and then if you get a referral for an area, you just click on the area in the directory and then if we have a referral agent for that area, there would be a link to their site, their contact info AND a link to their member profile so you could just PM them with the referral. What do you think?

If there was no user for that section, we could do what we always do, post in the referral forum with "Hey I have a referral in topeka kansas or whatever, does anyone service there?

Thoughts on something like this - would it be helpful?

Hello,
I had a refferal two days ago, and i could not find anyone that serviced the area. I finally did after alot of research. I would have liked to made a refferal to a REW member because everyone has helped me so much. I think it is a great idea.

My only problem is that I work so many different small areas including the southwest area of Chicago and surrounding southwest suburbs. How would you handle multiple towns like this?

IOW, if you just said Chicago there would be several of us that would be interested in different parts of Chicago (in most instances). There's Mert in the city, Ken in the (well, what I consider) the NW suburbs and I'm in SW Chicago & SW suburbs. I work in over 40 suburbs.

Thats about the same here. And Judy I would agree that most of what I serve is the NW Suburbs and then parts or the North Shore and West suburbs. My wife handles stuff that is more far NW like Harvard where she grew up and her family still lives.

The finer details when these situations arose I would certainly have to code for. For instance if I had mutileple submissions all approved, I could have it so that your listings rotated automatically, and evenly so that everyone got the same exposure. Another option (I like this one less) is have more than one featured referral agent. It is an option though.

I think it would be prudent to not have a minimum referral fee, and just have the agent type their fee. I just hate to see any kind of minimum's be associated with fees... it feels too much like price fixing.

Hmmmm I always assumed that 25% was standard, not being a realtor I dont know this. What I dont want is people competing on the referrals based on the % they offer. I think each realtor should get their spot based on their ability to service the referral well, and close the deal. Not on how much they are willing to pay "if" they close it. Obviously those more desparate for referrals would offer a higher payout, but I ask myself why? Perhaps thier closing % is not all that hot, so they need all the leads they can get.

Maybe we dont call it a minimum referral fee, maybe there is another standard (And this is only in the application process) that we could define.

In all the years I've been in the business 25% has been the referral fee I've always dealt with. Posting higher referral fees isn't always because someone cannot close the deal. When you're on a forum or directory or some kind of Internet list you sometimes increase your fee in a competitive market just to stand out from the crowd.
